DESCRIPTION:
A tract of land located in the Northeast Quarter of Section li, Township 7 North, Range 69 West of the 6th
Principal Meridian, City of Fort Collins, County of Larimer, State of Colorado, and being more particularly
described as follows:
Considering the East line of the Northeast Quarter of said Section 11 as bearing South 00°23'31" West, and with
all bearings contained herein relative thereto:
Commencing at the Northeast corner of said Section il; thence along the East line of said Northeast Quarter,
South 00°23'31" West,14o6.79 feet; thence, North 89042'43" West,162.02 feet to the POINT OF BEGINNING;
said point being on the North right-of-way of Cherry Street; thence continuing along said North line, North
89042'43" West, 413.51 feet to the East right-of-way line of Mason Court; thence along said East line by the
following two (2) courses and distances: North 00017'17" East, 92.45 feet; thence, along a tangent curve concave
to the West having a central angle of 25°15'22", a radius of 120.50 feet, an arc length of 53.12 feet and the chord
of which bears North 12°20'24" West, 52.69 feet to Southeast corner of Tract A, Mason Street North; thence
along the East and North lines of said Tract A, North 00°17'17" East, 68.18 feet; thence, North 68017'02" West,
56.88 feet to a point on the West line of that tract of land recorded in Book 669 at page 280. Larimer County
Records; thence along the West line of said tract, North 00017'17" East, 942.17 feet; thence along the extended
North line of said Book 669, Page 28o, South 89°42'43" East, 228.37 feet to a point on the Southwesterly bank
of the Cache La Poudre River; thence along said Southwesterly line by the following four (4) courses and
distances: South 41047'13" East, 42.45 feet; thence, South 44°53'47" East, 44.82 feet; thence, South 56037'02"
East, 93.07 feet; thence, South 63'43'12" East,17.59 feet; thence, South 00030'50" West,11.03 feet to the North
line of that tract of land recorded at Reception No. 20090023506, Larimer County Records; thence along the
North and East lines of said tract, South 67°48'S7" East, 53.8o feet; thence, South 00030'50" West, 722.00 feet to
the North line of that tract of land recorded at Reception No. 97041141, Larimer County Records; thence along
the North, East and South lines of said tract the following seven (7) courses and distances: South 89°36'29"
East,151.12 feet; thence, South 00°23'31" West,174.22 feet; thence, North 47"9'48" West, 26.70 feet; thence,
North 81'11'20" West, 30.00 feet; thence, South 86048'40" West, 30.00 feet; thence, North 87004'S7" West,
34.74 feet; thence, South 56'S9'17" West, g.18 feet to the Northeast corner of that tract of land recorded at
Reception No. 20080015033, Larimer County Records; thence along the East line of said tract and a non -
tangent curve concave to the East having a central angle of o8°26'24", a radius of 980.37 feet, an arc length of
144.41 feet and the chord of which bears South 07027'48" East, 344.28 feet to the Point of Beginning.
