Comments from Current Planning: 1. Staff is concerned since the source for electrical power is at the immediate corner of Timberline and Bighorn, that the electrical transformer and electrical meters will be placed in such a way so as to be highly visible to the public. If these appurtenances are to be placed in this location, then extra screening measures are requires. Please consider the use of a solid decorative enclosure for the screen wall and dense landscaping for the meters that will achieve screening at the time of maturity. Sufficient landscaping should screen the gas meters as well. 2. Please provide a shrub bed at the immediate corner of Timberline and Bighorn along the sidewalk to prevent corner cutting. Turf in this small isolated area will be difficult to maintain. 3. On the Illumination Plan, please provide "House Side Shields" for the three AA fixtures located on the eastern edge of the parking lot. This will help shield the light source for the homes to the east of the detention pond. Be sure and return all of your redlined plans when you re -submit. The City will require that the existing outlet structure in the pond be revised to accommodate 40 hour extended detention for any area draining through this detention pond. The volume of additional detention needed to accommodate this minimal requirement can be calculated as being part of the existing water quantity detention, so that this requirement does not become too burdensome on this property. If the easement for part of the detention pond already exists, then please provide a copy of the easement and a reception number. In that case, only the proposed detention area that falls outside of the existing easement will then need to be dedicated as a drainage easement.
