3. Please label the location of the electrical transformer and show how it is
screened or not visible from Timberline and Bighorn. Light and Power
recommends that the transformer be shared between the buildings, if possible.
The transformer shared by both buildings and placed between the buildings. The
transformer has been labeled.
4. On the west elevation of Primrose, there is a vinyl fence to screen H. V.A.C.
units. Please make sure that this fence is not white but earth tone or a color that
complements the building. Also, please show this fence on the Site and
Landscape plans.
The fence will be a tan wood grain color. The fence is now labeled on the site and
landscape plans.
5. The two buildings are dissimilar. Please find a unifying element so the
project appears cohesive. Staff suggests that the roof colors match.
The building roof colors have been coordinated to match each other
6. On the Lighting Plan, please be aware that the illumination levels appear
rather high along the west elevation. Will this be an active area?
The lamping on the type "CC" wall mount fixture has been reduced, as a result the
lighting along the west elevation has, been reduced as requested.
7. On the Lighting Plan Schedule, please indicate the Light Loss Factor,
Lumens and Quantity of each fixture.
Light loss factor and lumens have been added to the light fixture schedule. Quantities
are as depicted on the site photometric plan.
8. On the Lighting Plan, please indicate how the "Porto" wall -mount is fully
shielded.
The "Porto" is not fully shielded. The fixture has been changed to a fully shielded
model. The lamp is inside the housing and does not emit light upward. Review the new
cut -sheet on sheet P1.1 for additional information.
9. Please see other clarification comments on the redlines.
Acknowledged.

1. The title of the plat and P.D.P. must be "Fox Meadows Business Park
Number Three." "Timberline Plaza" duplicates a name of a plat recorded in 1984.
Be sure to include the new legal description on the cover sheet 1 of 6.
The title of the plat and P.D.P. have been changed.
2. The previous plans showed four Chanticleer Pear, planted at uniform .
intervals, along Bighorn Drive. These, or an equivalent, should be reinstated onto
the Landscape Plan.
The landscape plan has been revised to include 5 Chanticlear Pear trees along Bighorn
Drive.

[4116107] Will this set replace the existing set of plans? If that's the case then
plans should not be titled Timberline Plaza Minor Amendment, but Timberline
Plaza, a Replat of Tract B of Fox Meadows Business Park.
Response from King Surveyors - The Title to appear on all project drawings will be
"FOX MEADOWS BUSINESS PARK NO. 3".
Please indicate the spillway location and elevation on the plans. Please provide a
spillway reinforcement if none is existing.
Added a note showing the existing spillway and noted to protect with fabric.
Please do not show the vacated drainage easement limits on the plans.
Response from King Surveyors - Comment has been addressed. The easement limits
for the existing drainage easement agreement Recorded at Reception No. 99072717
has been removed from the plat. The recoding information is still shown in the effected
area of the plat. A note has been added to indicate that this easement will be vacated
by this plat.

[4118107] PLAT. 1 do not recommend a blanket Emergency Access Easement, due
to the associated implications that could limit vehicle parking. Please submit a
replat that shows only the flag -shaped drive aisles (what we discussed earlier) as
Emergency Access Easement.
Response from King Surveyors — Comment has been addressed. A newly defined
Emergency Access Easement has been delineated on the subdivision plat. The existing
emergency access easement that was Recorded by separate document on March 7,
2007 at Reception No. 20070017401 is currently shown on the plat for review purposes,
this easement will be vacated (see subdivision plat).

[4/16/07] Plans call out the pond as Tract B while plat shows it to be Tract A.
Please reconcile.
Response from King Surveyors — The labeling of this Tract is correct on the subdivision
plat. All project drawings shall label this area as TRACT "A".
Please add a note to the plat indicating that the HOA for this development in
conjunction with the Fox Meadows Retail and the Fox meadows Apartments
HOA's will be responsible for the maintenance of the detention pond located on
Tract A of this development.
Response from King Surveyors — The plat has an Ownership & Maintenance table on
sheet 1 that clearly indicates who will own & maintain Tract "A". (See Plat)

[4116107] The project will need to pay a Transportation Development Review Fee
for a project development plan as a result of the property being platted. We are
understanding that a 2nd final compliance TDRF fee of $1,000 was paid with this
most recent submittal after a previous $1,000 paid last year. If this is the case,
the TDRF fee for the replat would be offset by the 2nd $1,000 fee. The TDRF fee
for the replat would be $2,000 plus a $250 per acre fee.
A check for $2072.50 is being submitted with this submittal. This should pay the
remainder of the balanced owed for the re -plat.

[4116107] An emergency access easement was approved and should have been
recorded for the previous iteration of the project. It should perhaps be identified
on the plat and be indicated as to be vacated by this plat.
Response from King Surveyors — Comment has been addressed. The Emergency
Access Easement Recorded by separate document on March 7, 2007 at Reception No.
20070017401 has been added to the plat and labeled (this easement will be vacated). A
new emergency access easement will be created by plat.

[4116107] The construction plans specify the use of underdrains in the mulch
areas of the playgrounds and states to refer to the architectural plans. We would
like to, see the detail for the underdrain installation also specified in this
construction plan set. We have concerns that if it is not installed properly, it may
result in excess drainage and impacts onto the sidewalk along Timberline and
having the detail on the plans will help in our ability to keep track of what was
designed in the future.
See revised details.

[4118107] Grading adjacent to the existing trees appears to impact the southern
most tree. Section 3.2.1(G) specifies no cut or Fill greater than 4" shall occur
within the drip line of trees to be protected. Please provide a section at the
existing tree and the tail connection and the existing Swale.
Sandy McFeron met on site with Tim Buchanan and Dana Leavitt. The result of the
meeting was the northern most sidewalk connecting to the existing trail was moved
more south to follow the parking lot cub until it meets the retaining wall where it curves
away from the tree. Grading cuts in the areas of the tree drip lines with be minimize and
try not to exceed 6".
