Similarly, native shrubs should be added to area south of the site owned by Toys R Us. The Current Planning Department can assist in seeking permission for this off -site landscaping. The landscape plan has been revised. Refer to landscape plan. In addition to the comments above concerns were raised during the development review meeting about the design, maintenance and purpose of the proposed wet ponds. We offer the following in response to these concerns: Wet ponds are being proposed in the storm water detention areas. While the ponds will promote pollutant removal through sedimentation and biological processing, the primary purpose of the ponds is to provide aesthetic and wildlife habitat value to the project. The ponds will be planted with wetland plant material to enhance the water quality aspects of the pond, to be visually attractive and to provide habitat for birds. Birdhouses are used as interesting focal points in the wet ponds. The most important maintenance practices are going to be regular inspections, maintaining the permanent pool surface elevation and sediment removal at 5-20 year increments. When sediment is removed the ponds will have to be drained, re -graded and re -vegetated. The applicant is committed to maintaining the pool elevation by providing a hose bib on the building so that the pond can be filled as needed. Since the ponds are highly visible to users of the building it will be extremely important to keep the ponds visually attractive. Weekly landscape maintenance will ensure that the pond is properly filled and free of weeds,.debris and trash. Please let us know if you have any other issues. There appears to be a nine -foot wide drive -through lane on the west edge that does not serve anything.. Why not eliminate this extra pavement and add landscaping? This will be an active lane with the drive-thru equipment located in the landscaped area. 3. On the site plan, there are superfluous setback lines on the north and south that can be eliminated. The superfluous setback lines have been removed. 4. Please label the width of the northerly drive -aisle that is shared with Continental Plaza. A dimension line for the width of the northerly drive -aisle has been added to the siteplan. 5. On the landscape plan, in order to mitigate the loss of buffer area, please enhance the plantings in the ditch easement with native shrubs as per our meeting with Doug Moore and Tim Buchanan. The natural area program may have bat houses that they would supply free of cost.
