This site; disturbs less than 10,000 sq-ft, is not in a sensitive area, and is not in a larger development under construction. Therefore, no submittal of erosion control material is needed. However, the site still must still be swept and maintained to prevent dirt, saw cuttings and other pollutants from entering the storm sewer or else BMPs will be required of the site. The maximum floor area allowed is 1000 SF. It appears a portion of the second story has a ceiling height of less than 7.5' due to dormers. Only the portion of the 2nd floor having a ceiling height of AT LEAST 7.5' will count towards the square footage. In order to confirm this, the applicant will need to submit information regarding the countable square footage of the second floor. Provide a plan with the ceiling height information that clearly shows the amount of countable square footage. When fire lanes cannot be provided, the fire code official is authorized to increase the dimension of 150 feet if the building is equipped throughout with an approved, automatic fire -sprinkler system. Alleys are not considered acceptable means of fire access in residential neighborhoods. The carriage house appears to be located beyond the 150'.limit from any fire access road and is therefore considered out of access. As such, a residential fire sprinkler system is required in the carriage house. Please direct any fire sprinkler related questions to Assistant Fire Marshal, Joe Jaramillo at 970416-2868. Fire separations will also be required between the garage, stairwell, and living space above. Please contact the Fort Collins Building Department for details on fire rated construction. Exterior eave height along side lot line shall not exceed 13 feet from grade. The existing eave height at each garage building side is approximately 20 feet.
