Comment Number: 1 In 2012, City Council passed an Ordinance that requires a minimum
number of bicycle parking spaces. For medical office buildings, the minimum required number
spaces is one space per 4,000 square feet. In addition, 20% of these spaces have to be enclosed
and 80% may be unenclosed in a fixed rack. Please refer to Section 3.2.2(C)(4). Also, please refer
to the definitions for Bicycle Parking, Enclosed and Bicycle Parking, Fixed for further explanation.

Comment Number: 2 On the Lighting Plan, there are three fixture that call for up -lighting. And
the "Wall Pack" is not specified. Please note that up -lighting is prohibited.
Response: Up light 'GG' fixtures have been removed from the scope. Up light 'FF fixtures
provide lighting for the flag poles as required by the federal government and approved by
Fort Collins via phone conversations. Wall sconce 'AA' on the front pilasters are cutoff by
the canopy, and all other exterior wall sconce fixtures are down directional only.

01/25/2013: The easement vacation request and legal description was received. The legal is
being reviewed and the request will be routed. As for the timing of the easement vacation the
easement cannot actually be vacated until the waterline has been relocated and accepted in the
new location. The waterline relocation work cannot start until the plans are approved and a
Development Construction Permit (DCP) has been issued for the project.

actually located within the existing utility easement. If the proposed Fire hydrant is to remain in

01/25/2013: With this project any damaged public curb, gutter and sidewalk existing prior to
construction, as well as public streets, sidewalks, curbs and gutters, destroyed, damaged or
removed due to construction of this project along and adjacent to the public streets, shall be
replaced or restored in like kind at the Developer's expense prior to the acceptance of
completed improvements and/or prior to the issuance of the first Certificate of Occupancy. The
limits of the repairs will be identified in the field by the City Engineering Inspector prior to and
over the course of the project and will not be shown on the plans. We are aware of some areas
of damaged sidewalk that will need to be repaired.

public storm sewers. The City suggests considering future maintenance of the storm system
with respect to proposed landscaping.
Response: Three of the four trees in conflict on the north side of the building have been
relocated. One of the four ornamental trees in conflict on the north side of the building
was removed from the plan.
One ornamental tree within the healing garden has been eliminated do to separation
conflict.
One shade tree within the healing garden has been change to an ornamental tree and its
placement adjusted to comply with separation recommendation.
Two ornamental trees west of the healing garden have been adjusted to comply with
separation recommendation.
One shade tree in a parking lot island has been changed to an ornamental tree and its
placement adjusted to comply with separation recommendation.
As a result of these separation conflicts, a total of 2 trees have been eliminated from the
plan. The Tree Mitigation Table (on Sheet L100) has been adjusted to reflect these two
losses. A total of 25 new trees are still planned for the project, which meets the tree
replacement requirements established by the Forestry Department.
