Since this parcel does not adjoin Drake Road, only the existing Drake Road right

The plans identify that the park will have street frontage in the future along the west edge
of the park. The cost of these improvements will need to be provided with this project.
I need the information for Development Agreement Sheet filled out and returned for this
project. A copy of this sheet was forwarded on.
For this project we will enter into a Development Agreement.
Engineering items that will be included within the agreement are:
-Identification that the funds for the cost of the parks west street frontage is to be
provided prior to the issuance of the Development Construction Permit for this site.
Funds will need to be provided for the curb, gutter, sidewalk, landscaping, grading and
irrigation work that will need to be done in the future once the street is built.
- Need to identify that the property owner will provide permission in the future to allow
who ever the party is that constructs the street to be allowed to grade on this site to make
sure that the grades tie in.
- Identify that this project is dependent on Spring Creek Farms 2❑d Filing and a DCP can
not be issued for this site until (what exactly this is needs to be determined based on
utility and access needs — could be a DCP issued or infrastructure accepted or...)
Add type III barricades or equivalent to sheet 3 at the end of the sidewalk being installed
along Joseph Allen Drive and add the detail for these to the plans

Any mid -block pedestrican crossings will need to be reviewed by traffic operations to
determine if they will be allowed and if allowed how they should be striped, designated,
or signed.

West of the proposed picnic tables, the plant spacing between the Adelaide Hoodless
Rose and the Austrian Pine is a bit tight, and between the Austrian Pine and the
Shademaster Honeylocust. Can we separate these items a bit more? Perhaps moving
the boulder seating area slightly south would help with this spacing and allow a shade tree
to be moved directly between the boulder seating and picnic tables.
The spacing of these items has been improved by moving the boulder seating area
slightly.

Aspen has provided design parameters to TST, as well as TST to Aspen for
coordination/matching purposes. Aspen's proposed grading lies -in to the
proposed grading along Joseph Allen Drive.
