The property is zoned R-D-R, River Downtown Redevelopment District and multi -family is a permitted use within this zone district. The proposal by Cornerstone Associates, Inc. has completed the Development Review Process in the City of Fort Collins and the plat has been recorded with the County Recorder's Office on today's date (November 15, 2012). The recorded documents comply with all City zoning requirements, including setbacks. No encroachments into zoning setbacks will occur with the approved plans. In addition, the curb cuts illustrated in the approved plans can be used by the insured on the property both at the present time and after construction.
