GENERAL NOTES

11. THIS LANDSCAPE PLAN IS DIAGRAMMATIC. TREE AND SHRUB LOCATIONS MAY BE

2. PLACE BACKFILL MIX INTO PLANTING PIT TO A DEPTH SUCH THAT THE

GENERAL TREE MITIGATION NOTES
1. TREE MITIGATION PLAN IS SUBJECT TO SECTION 3.2.1(F) " TREE PROTECTION AND
REPLACEMENT" IN THE FORT COLLINS MUNICIPAL CODE.
2. TREE STANDS WERE FIELD IDENTIFIED AND INVENTORIED ON JANUARY 13, 2012
UNDER THE DIRECTION OF TIM BUCHANANN, FORESTER, FOR THE CITY OF FORT
COLLINS. TIM BUCHANANN RATED THE CONDITION OF EACH TREE AS PROVIDED IN THE
TABLE. IN SOME CASES MULTI -STEM TREES AND TREE GROUPINGS WERE CONSIDERED
TOGETHER.
3. MR. BUCHANANN PROVIDED A MITIGATION NUMBER FOR EACH TREE OR TREE
GROUPING. THE MITIGATION NUMBER REFERS TO THE NUMBER OF REPLACEMENT
TREES THAT WILL BE REQUIRED TO MITIGATE TREE LOSS AS A RESULT OF
CONSTRUCTION.
4. NUISANCE TREES, SUCH AS SIBERIAN ELM, FEMALE BOX -ELDER AND RUSSIAN OLIVE
WERE NOT INVENTORIED FOR THIS PLAN.
5. ALL MITIGATION TREES SHALL BE PLANTED AS PART OF THE ON -SITE PHASES AS
SHOWN ON THE LANDSCAPE PLAN FOR THE PROJECT. IN SOME LOCATIONS, NEW
STREET TREES WILL BE INSTALLED THAT ARE LARGER THAN THE MINIMUM TO MEET
MITIGATION QUANTITIES. ALL STREET TREES IN SIGHT DISTANCE TRIANGLES TO BE
3-INCH CALIPER.
6. TREE STANDS ARE INDICATED ON THE SITE PLAN IN BOLD, "CLOUDS" WITH A LETTER
DESIGNATION. TREES WERE IDENTIFIED AND MEASURED IN THE ORDER AS SHOWN ON
THE MAP AND NUMBERED IN THE ABOVE TABLE. ONLY TREES THAT EXCEED 6" IN
CALIPER AS MEASURED APPROXIMATELY 5' ABOVE THE GROUND.
7. THE TREES SHOWN WITHIN THE CITY OF FORT COLLINS STORMWATER DETENTION
POND AREA WERE IDENTIFIED, BUT WILL BE PRESERVED DURING CONSTRUCTION. ALL
OTHER TREE STANDS WILL BE REMOVED AS A RESULT OF NEW CONSTRUCTION FOR THE
ASPEN HEIGHTS DEVELOPMENT AND OFF SITE ROADWAY CONSTRUCTION.

NOTED ON THIS PLAN ARE PLANTED, PRUNED OR REMOVED ON THE PUBLIC RIGHT-OF-WAY. THIS
INCLUDES ZONES BETWEEN THE SIDEWALK AND CURB, MEDIANS AND OTHER CITY PROPERTY. THIS
PERMIT SHALL APPROVE THE LOCATION AND SPECIES TO BE PLANTED. FAILURE TO OBTAIN THIS
PERMIT MAY RESULT IN REPLACING OR RELOCATING TREES AND A HOLD ON CERTIFICATE OF
OCCUPANCY.
10. IF ANY TREES IN STANDS G AND H OR WITHIN THE SHADED AREA OF STAND D ARE REMOVED AT
A FUTURE DATE, THEN THE CITY FORESTER WILL DETERMINE IF MITIGATION NEEDS TO BE
REVALUATED. CITY FORESTER MUST APPROVE ANY TREE REMOVAL IN THESE STANDS.
TREE PROTECTION NOTES
1. TREE PROTECTION SPECIFICATIONS. THE FOLLOWING TREE PROTECTION SPECIFICATIONS
SHOULD BE FOLLOWED TO THE MAXIMUM EXTENT FEASIBLE FOR ALL PROJECTS WITH
PROTECTED EXISTING TREES.
2. WITHIN THE DRIP LINE OF ANY PROTECTED EXISTING TREE, THERE SHALL BE NO CUT OR FILL
OVER A FOUR -INCH DEPTH UNLESS A QUALIFIED ARBORIST OR FORESTER HAS EVALUATED
AND APPROVED THE DISTURBANCE.
3. ALL PROTECTED EXISTING TREES SHALL BE PRUNED TO THE CITY OF FORT COLLINS
FORESTRY STANDARDS.
4. PRIOR TO AND DURING CONSTRUCTION, BARRIERS SHALL BE ERECTED AROUND ALL
PROTECTED EXISTING TREES WITH SUCH BARRIERS TO BE OF ORANGE FENCING A MINIMUM
OF FOUR (4) FEET IN HEIGHT, SECURED WITH METAL T-POSTS, NO CLOSER THAN SIX (6) FEET
FROM THE TRUNK OR ONE-HALF (%) OF THE DRIP LINE, WHICHEVER IS GREATER. THERE SHALL
BE NO STORAGE OR MOVEMENT OF EQUIPMENT, MATERIAL, DEBRIS OR FILL WITHIN THE
FENCED TREE PROTECTION ZONE.
5. DURING THE CONSTRUCTION STAGE OF DEVELOPMENT, THE APPLICANT SHALL PREVENT THE
CLEANING OF EQUIPMENT OR MATERIAL OR THE STORAGE AND DISPOSAL OF WASTE
MATERIAL SUCH AS PAINTS, OILS, SOLVENTS, ASPHALT, CONCRETE, MOTOR OIL OR ANY
