Detention Area Notes: (PROPOSED GRAVEL BASE) \\
1. It should bC noted that this pond is part of an industrial
lot, surrounded by other industrial zoned property. It is
intended that the flat bottom area of this detention pond
not be a naturalized landscape, but rather is part of the
functionol industrial yard. The pond is out of view of the
public.

3. In order to comply with the "Landscape Design Standards

and Guidelines for Stormwater & Detention Facilities," after
overlot grading takes place, landscape contractor shag obtain
horticultural testing of the on -site soils where planting will
occur. Testing can be completed by the Colorado State
r
University Soil and Crop "Sciences Department for a nominal
fee. Contact the Soil -Water -Plant Testing Lab at
www.extsoilcrop.colostate.edu/SoilLob/soillob.html for more
information. This test will determine if the soil is considered

to be sandy, loamy, or clayey, which will determine which of

the seed mixes (from the table to the right) will be used for

the slopes at the edges of the detention pond.

Phasing Plan
PHASE ONE
* ZONING INSPECTION OF PHASE ONE IMPROVEMENTS TO BE TIED TO BUILDING PERMIT FOR SECURITY SCREENING
FENCE.
* ALL APPROVED IMPROVEMENTS ARE PHASE ONE CONSTRUCTION WITH THE EXCEPTION OF THOSE
IMPROVEMENTS DEPICTED ON THIS DIAGRAM AS PHASE 2, 3, 4, OR 5 CONSTRUCTION.
* ALL INTERIM IMPROVEMENTS WILL BE COMPLETED DURING PHASE ONE.
* THE DETENTION POND IS PART OF PHASE ONE IMPROVEMENTS. NOTE THAT THIS POND IS PART OF AN
INDUSTRIAL LOT, SURROUNDED BY OTHER INDUSTRIAL ZONED PROPERTY, AND IT IS INTENDED THAT THE FLAT
BOTTOM AREA OF THIS DETENTION POND NOT BE A NATURALIZED LANDSCAPE. THE SIDE SLOPES OF THE POND
ARE TO BE UPLAND SLOPES IN ACCORDANCE WITH THE LANDSCAPE PLAN. IN ORDER TO COMPLY WITH THE
"LANDSCAPE DESIGN STANDARDS AND GUIDELINES FOR STORMWATER & DETENTION FACILITIES," AFTER OVERLOT
GRADING TAKES PLACE, LANDSCAPE CONTRACTOR SHALL OBTAIN HORTICULTURAL TESTING ON THE ON —SITE
SOILS WHERE PLANTING WILL OCCUR. TESTING CAN BE COMPLETED BY THE COLORADO STATE UNIVERSITY SOIL
AND CROP SCIENCES DEPARTMENT FOR A NOMINAL FEE. THIS TEST WILL DETERMINE IF THE SOIL IS CONSIDERED
TO BE SANDY, LOAMY, OR CLAYEY, WHICH WILL DETERMINE WHICH OF THE SEED MIXES (FROM THE SEED MIX
TABLE ON THE LANDSCAPE PLAN) WILL BE USED FOR THE SLOPES AT THE EDGES OF THE DETENTION POND.
PHASE TWO
* THE INTERIM CONDITION OF THE PHASE TWO AREA IS TO PUT A 10—FOOT TALL SECURITY SCREENING FENCE
(TO MATCH THE 10—FOOT PERIMETER FENCING SHOWN ON THE FENCING PLAN) WHERE THE FUTURE NORTHERN
BUILDING FACADE AND DECORATIVE WALL IS PROPOSED, AND HAVE AN INTERIM ASPHALT SURFACE WHERE THE
FUTURE BUILDING WILL BE. ADDITIONALLY, THE INTERIM CONDITION OF THE INDUSTRIAL YARD AREA WITHIN THE
PHASE TWO BOUNDARY WILL BE GRAVEL BASE. THE AREA TO BE GRAVEL BASE WILL NOT BE USED AS A
"VEHICULAR USE AREA" IN THE INTERIM, BUT RATHER IT WILL BE USES SOLELY FOR RECYCLING FACILITY USES.
PHASE THREE
* ZONING INSPECTION OF PHASE 3 IMPROVEMENTS TO BE TIED TO BUILDING PERMIT FOR ELECTRICAL
IMPROVEMENTS (COMPACTORS AND PARKING LOT LIGHTING).
* THE INTERIM CONDITION OF THE PHASE THREE AREA IS TO BE PLANTED WITH A DRYLAND GRASS SEED MIX.
(SEED MIX LISTED ON LANDSCAPE PLAN).
PHASE FOUR
* PHASE FOUR CANNOT BE CONSTRUCTED UNTIL THE PAVED INDUSTRIAL YARD AREA FROM PHASE TWO IS
CONSTRUCTED.
* THE INTERIM CONDITION OF THE PHASE FOUR AREA IS GRAVEL BASE.
PHASE FIVE
* ZONING INSPECTION OF PHASE 5 IMPROVEMENTS SHALL BE TIED TO A BUILDING PERMIT APPLICATION FOR THE
PARKING LOT LIGHT, AND THE PHASE 5 BUILDING IMPROVEMENTS..
* THE CENTER ENTRY FEATURE TO THE MAIN EXISTING BUILDING, AND THE CLERESTORY ADDITIONS TO THE MAIN
EXISTING BUILDING ARE PART OF PHASE FIVE CONSTRUCTION.
* THE INTERIM CONDITION FOR THE PHASE FIVE SITE IMPROVEMENT AREA IS TO SIMPLY LEAVE THE EXISTING
TURF IN PLACE.
NOTE; IF THE PHASES ARE NOT COMPLETED WITHIN FIVE YEARS OF APPROVAL OF THE FINAL DEVELOPMENT
PLAN, THOSE NOT COMPLETED WILL NEED TO BE REVIEWED BY MINOR AMENDMENT TO BRING THE SITE INTO
COMPLIANCE WITH THE CURRENT CODE OF THE FUTURE TIME.
