APPROVAL OF STREET TREE PLANTING IS REQUIRED BEFORE FINAL APPROVAL. FAILURE TO OBTAIN
APPROVAL BY THE CITY FORESTER FOR STREET TREE PLANTING SHALL RESULT IN A HOLD ON
CERTIFICATE OF OCCUPANCY.
17.IN THE EVENT THAT PLANTS SHOWN ON THE MASTER PLANT LIST ARE NOT AVAILABLE OR

20. AN IRRIGATION PLAN SHALL BE SUBMITTED TO AND APPROVED BY THE UTILITIES EXECUTIVE

1. It should be noted that this pond is part, of an industrial
lot, surrounded by other industrial zoned property. It is
intended that, the flat bottom area of this detention pond N
not be a naturalized landscape, but rather is part of the \�
functional industrial yard. The pond is out of view of the
public.
2. Until construction activities take place, final soil conditions
UPLAND for areas to be planted around the per'Lrneter of the pond

3. In order to comply with the "Landscape Design Standards
and Guidelines for Stormwoter & Detention Facilities," after
overlot grading takes place, landscape contractor shah obtain
horticultural testing of the on -site soils where planting will
occur. Testing can be completed by the Colorado State
University Soil and Crop 'Sciences Department for a nominal
fee. Contact the Soil -Water -Plant Testing Lab at
www.extsoilcrop.colostate.edu/8NILob/soillab.html for more
information. This test will determine if the soil is considered I
to be sandy, loamy, or clayey, whichwill determine which of
the seed mixes (from the table to the right) will be used for
the slopes at the edges of the detention pond.

BUILDING FACADE AND DECORATIVE WALL IS PROPOSED, AND HAVE AN INTERIM ASPHALT SURFACE WHERE THE
