NOTES:
Uses on lots shall be single family residential and permitted accessory uses except
TRACT A which will be used for drainage and open space.
The roads set forth on this plat shall not be maintained by Larimer County,
Colorado. Maintenence shall be the responsibility of the Homeowner's association.
A road fee in the amount of $1,562.50 per lot shall be paid at the time of
building issuance. Such funds shall be used for improvements to Skyway Drive in
accordance with on intergovernmental agreement to be executed between the City
of Fort Collins and Larimer County.
Engineered footing and foundation plans shall be required for building permit
applications.
No direct vehicular access will be allowed from Lot 1 or Lot 14, Block 1 onto
Skyway Drive.
No sight obscuring fences or landscaping may be placed within 100 feet of the
center of any interscetion.
All utlities shall be underground.
Applicant must pay the required park, and school fees and a drainage fee of
$365.53 per lot at the time of building permit.
Passive radon testing must be conducted in each residence before a Certificate of
Occupancy is issued or the builder must provide a premitigation radon system
which meets the approval of the building department.
Construction traffic will not use Constellation Drive to the best of the applicont's
ability.
The property is located within Larimer County Skyview South Subdivision General
Improvement District No. 15, which District was formed in November, 1997, and
has a ten year term. The obligation of lot owners within Aurora Hills Subdivision to
pay the assesments of said District shall not be diminished or cancelled, even if
the Subdivision is annexed to the City of Fort Collins (unless all of the property
within said District is annexed to the City of Fort Collins and the assessments
imposed by the District are cancelled, for the entire District).
