07/10/2012: Prior site plans approved for this site indicate that there is an existing sidewalk
along the Frontage Road. Verification that this sidewalk still exists needs to be made. If the
sidewalk still exists the shrubbery that is covering the sidewalk needs to be cut back or
removed to expose the sidewalk.
The east property frontage has an existing 4.5' sidewalk in good condition with no landscape
encroachment.
Assuming the sidewalk exists notes regarding the cutting back of vegetation to expose the
sidewalk need to be added to the plans. The project is also responsible for the repair and or
replacement of any damaged curb gutter and walk adjacent to the site, so please add the
following note to the plans.
Damaged curb, gutter and sidewalk existing prior to construction, as well as streets, sidewalks,
curbs and gutters, destroyed, damaged or removed due to construction of this project, shall be
replaced or restored in like kind at the Developer's expense prior to the acceptance of
completed improvements and/or prior to the issuance of the first Certificate of Occupancy. The
limits of the repairs will be identified in the field by the City Engineering Inspector prior to and
over the course of the project and will not be shown on the plans.
The provided note was added to the site & landscape plan notes.
If for some reason a sidewalk no longer exists along this frontage a sidewalk along the
Frontage Road frontage will need to be installed with this project. If the sidewalk does not exist
let me know and we can work through how the new sidewalk is to be shown and what details
are needed on the plans.
The walk exists and is in good condition.

07/02/2012: There is a 13,000 volt underground power line that extends from the frontage road
to the electric transformer. The exact routing of this power line is not known, but it may be
under the planned Service Write -Up addition. This line cannot be under a building, so the
builder will need to field locate this line by calling the 1-call locating system by calling 811. If
the line needs to be relocated, it will be moved by Light & Power at the owner's expense.
The plan shows the location of this power line, which does not fall under the Service Write -Up addition (line
exists 50' west of the Service Write -Up addition.

are required to be fire sprinklered. the sprinkler contractor is responsible to acquire a permit to
install.
The building additions will be fire sprinklered.

All facades shall have a recognizable "base"
and recognizable "top" see section standards.
The materials on the exterior facade have been updated to clearly define a "base" (stucco) and a "top"
(aluminum composite panel). Refer to the attached exterior elevations for the locations of stucco and
aluminum composite panel.
It is difficult to determine a recognizable top and base on the proposed plans. Please provide
a color elevation and make any other changes as suggested in the code section to
establish the recognizable top and base.
Based on the updated materials of the exterior elevations, the hatches shown on the attached elevations
clearly demonstrate a top and base per zoning codes.

07/12/2012: Reminder that signs and their locations are not permitted through a Minor
Amendment process. Any signs and their locations are approved through a sign permit.
In addition the new sign feature on the east side is considered a sign and does not meet the
sign regulations and could not be permitted through a sign permit.
A note "new sign feature by separate permit" was added to the plans.
It is suggested that the sign feature be connected to building making it a part of the structure
and not a freestanding sign.
This sign feature was slid to the connect with the building overhang.

07/13/2012: LUC 3.2.4 Requires lighting level minimums for Building surrounds, Parking areas,
and Walkways.
According to the Site Photometric Plan some of these areas are not meeting the minimums.
The Photometric Plan is showing the contribution of the new lighting for the remodeled areas. The existing
lighting is remaining and their contribution is not factored in to the Photometric Plan. We are only showing
changes to the areas we are remodeling. The new lighting levels show compliance with the lighting
requirements and code.
