[12/8/05] After addition research and discussion, it has been concluded that boarding houses can be on the residential electric rate. Rate ordinances from several years ago stipulated that boarding houses would be on the commercial rate; however, current rates are silent on boarding houses. Since the expected electric use pattern is like that of a residence, it has been concluded that the appropriate rate is residential. Anyway, there is very little difference between the two rates. Jim Swanstrom Thank you Topic: General Number: 20 Created: 6/22/2006 [6/22/06] The 28'-0" dimension for the existing concrete paving (parking pad) as shown on the revised Site Plan appears to be incorrect, based on the plan scale of I" = 10'. The width would scale to be about 23'-6" to 24'-0". A total of 3 off-street parking spaces are required for the 5-bedroom boarding house. Unless only compact cars are going to be parked here the width is not sufficient for 3 cars. At least 27' of width would be needed. This site is in the Old Town drainage basin where the new development fee is $4,150.00/acre which is subject to the runoff coefficient reduction. This fee is to be paid at the time the building permit is issued and is charged only when there is an increase in imperviousness greater than 350 square feet. The fee may change as City Council is considering a new city wide drainage fee instead of the present fee which is based on a specific drainage basin. Comment: no change in run off proposed 2. In the Old Town drainage basin a drainage report and construction plans are required if there is an increase in 3 imperviousness greater than 5,000 square feet. They would need to be prepared by a Professional Engineer registered in Colorado. Comment: No increase in impervious area proposed. 2. If there is an increase in imperviousness greater than 350 square feet, but less than 5,000 square feet, a grading plan is all that is required. If it can be shown that the total imperviousness, including one-half any adjacent streets or alleys, is equal to or less that the master plan imperviousness, the report and detention requirements are waived, but a grading plan is still required. The Site Plan map must be enlarged to a measurable scale of 1 " = 20', or better yet, 1" = 10' to enable the necessary information on the plan to be read. Also, based on the information on the Vicinity Map, it is impossible to identify where 600 Blevins Court is on the map. Please see the attached example of a Vicinity Map that could be included on the Site Plan.
