Rockwillow PUD which was presented at the conceptual review meeting on Febru-
ary 6, 1984.
It should be clearly understood the attached comments are offered informally
by staff to assist the applicant in preparing the detailed components of the
project application. Nothing contained herein shall preclude the staff from
making modification of, or additions to, the above comments at the time of
formal application.

Dear Mr. Brenner:
Staff has reviewed the Stuart Street Medical Park PUD, final, and has the
following comments:
1. Submit vacation request including written letter, 82'x1l" reduction of
existing and proposed plat, and legal description.
2. Indicate all sidewalk and handicapped ramps.
3. Replace "ext only" sign with "do not enter".
4. Dimension sidewalk on Stuart Street.
5. Parking spaces are to be dimensioned.
6. Indicate improvements to church parking lot to be completed with this
project.
7. Note restricting right out curb cut to this project only needs to be
added to site plan.
8. Concrete to be indicated across island for handicap access.
9. Plat must indicate drainage easement.
10. Indicate hydrant locations.
11. Gate must be equipped with "knox-box" key override.
12. Indicate width of handicapped spaces.

Dear Bill,
Staff has reviewed the Stuart Medical Park PUD, Preliminary, and has
the following comments:
1. Indicate all handicapped ramps.
2. Sidewalk on Stuart Street is to be detached.
3. Designate long term employee parking areas and patron parking
areas and dimension parking spaces.
4. The right in/out curb cut on Lemay Avenue is to be redesigned
to prohibit left turn in from Lemay.
5. Gate must be operable by Fire department.
6. Utility easements sufficient for utility installation are to
be provided.
7. Clearly indicate and dimension building envelopes.
8. All signs must comply with City Sign Code.
9. Indicate method of screening parking spaces located along
north property line.
10. Staff needs to review entire church parking lot to see how
daycare center traffic is to be routed. The concern is that
daycare center traffic will not be able to easily access the
building through the redesigned parking lot.
11. Signed agreement with the church for shared parking is to be
submitted before Planning and Zoning Board review of the pro-
ject.

12. If church parking lot is to be utilized as part of the
Stuart Street Medical Park project, the lot is to be brought
into compliance with City requirements (i.e., screening and
landscaping). Staff will work with the applicant on this item.
13. A note is to be added to the site plan restricting the Lemay
Avenue curb cut to this project only.
Revised site and landscape plans addressing the above comments are to be
submitted by Wednesday, April 4, 1984. By Monday, April 16, 1984, 82"
X 11" reductions and colored renderings of the plans are to be submitted.
Ten (10) 24" X 36" site and landscape plans are to be submitted by Monday,
April 16, 1984.
