EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS: That the undersigned being the owners of
the following described land, to -wit, do hereby dedicate, transfer and
convey to the City of Fort Collins to have and hold a permanent 20.00-foot
wide easement and a permanent 30.00 foot wide easement for utilities in the
City of Fort Collins, County of Larimer, State of Colorado, more particularly
described as follows:
A 20.00 foot wide easement situate in a part of Lot 10, of the
Subdivision of West Half of Northwest Quarter of Section Twenty
Seven, Township Seven North, Range Sixty Nine West of the 6th
P.M., Fort Collins, Colorado which lies 10.00 feet on either
side of the centerline which begins at a point on the South line
of said Lot 10 which bears S 89°38'20" E 1007.18 feet from the
West 1/4 corner of said Section 27 and run thence N 35°37'W
12.36 feet thence N 00°04'W 188.00 feet.
A 30.00 foot wide easement situate in a part of Lot 10, of the
Subdivision of West Half of Northwest Quarter of Section Twenty
Seven, Township Seven North, Range Sixty Nine West of the 6th
P.M., Fort Collins, Colorado which lies 15.00 feet on either
side of the centerline which begins at a point which bears
S 89038'20" E 663.00 feet and again N 17°44' W 187.26 feet from
the West 1/4 corner of said Section 27 and run thence S 89°38120"
E 403.83 feet; thence S 84°29'15" E 90.43 feet.

unit development known as Tempel P.U.D.. Said planned unit development was
submitted and processed in accordance with Section 118-83 of the Code of
the City of Fort Collins. Said Master Plan of Tempel P.U.D. is on file in
the office of the Clerk of the City of Fort Collins.

Please take notice that on October 22, 1984, the Planning and Zoning Board of
the City of Fort ollins, Colorado, approved Final Plan of the planned unit
development known as Tempel PUD, which development was submitted and processed
in accordance with Section 118-83 of the Code of the City of Fort Collins.
