Dear C.J.,
Several weeks ago you inquired of the status of approval of the Terraces
P.U.D., generally located on the northwest corner of the intersection oTaft r
i1H" 1 Road and Elizabeth Street. Specifically, you were interested in knowing
about the expiration requirements for P.U.D.'s and your project in particular.
Section 118-83 H. (3) provides that a development applicant must undertake and
complete the development of an approved final plan within a designated time
period. For the purposes of the Code, a development is substantially complete
once all engineering improvements are installed and completed in accordance
with city rules and regulations. Time extensions may be granted by either the
Planning Director or the Planning and Zoning Board.
The Staff has reviewed the status of improvements for the Terraces P.U.D. and
finds that for the purposes of the Land Development Guidance System, your
project is substantially complete and will not expire. Therefore, it is not
necessary to submit any further extension requests on the P.U.D.

Re: Vacation of easement request for the Terraces P.U.D. Lot No. 1
Dear Jim,
I am requesting a vacation of easement on behalf of Mr. and Mrs. Anthony Fonte,
the recent purchasers of Lot No. 1 within the Terraces.P.U.D.
Our request is for a vacation of a portion of the blanket easement on the Ter-
races P.U.D. The justification of our request contains two components asso-
ciated with the building envelope administrative change to reduce the building
coverage by using-- a narrower and slightly longer building than the previous
envelope could accomodate. Also to provide a full depth loading bay at the
rear of the building to' take delivery and service vehicles out of the project
driveways.
To support this vacation of easement request, please refer to the attached
illustrations which depict the original building envelope and, the adjustments
requested.
If you have any questions or require additional information, please do not
hesitate to call me.
