GRANT OF EASEMENT
Fox Ridge II (the "Grantor"), being the owner of the lands
herein described, hereby grants and conveys unto the City of Fort
Collins, Colorado, a municipal corporation (the "Grantee"), a non-
exclusive easement over and across the property described on
Exhibit "A" attached hereto and by reference incorporated herein
to be used to provide access from the dedicated road on the
northern boundary of said easement to the Clubhouse parkinq lot
for the SouthRidge_ Greens._ if Course located on the southern
boundary of said easement. Gran serves the right to use the
easement herein granted to provide access to lands owned by
Grantor adjoining said easement on the east, such use to be made
by Grantor, its tenants, invitees, successors, and assiqns.
Grantor shall have no responsibility to install or maintain any
street improvements on said easement, and the installation of such
improvements shall be the responsibility of Grantee.

A tract of land located in the Northwest quarter of Section 7,
Township 6 North, Range 68 West, of the 6th P.M. of Larimer
County, Colorado, being more particularly described as follows:
Considering the West line of the Northwest quarter of said
Section 7 as bearing South 00002'43" West and with all bearings
contained herein relative thereto:
Commencing at the Northwest corner of said Section 7: thence,
along the said West line Northwest quarter South 00002143" West
721.00 feet to the boundary of the Plat of "SouthRidge Greens
P.U.D., Phase I" as recorded at the Clerk and Recorders office of
said County; thence along said boundary and its easterly
prolongation, South 89057117" East 265.77 feet to the easterly
line of that certain tract of land as described in Book 2218 Page
970 records of said county and the True Point of Beginning of
this description; thence along said easterlay line Book 2218 Page
970 the following four (4) courses and distances; (1) South

concave to the Northeast having a central angle of 40004147" and
a radius of 70.00 feet, the chord of said curve bears South

KNOW ALL MEN BY THESE PRESENTS: That the undersigned being the owners of
the following described land, to -wit, do hereby dedicate, transfer and
convey to the City of Fort Collins, Colorado, a Municipal Corporation, to
have and hold a permanent fifty-four foot (54') wide right-of-way for
streets, utilities, and drainage in the City of Fort Collins, County of
Larimer, State of Colorado, more particularly described as follows:

rado, being more particularly described as follows:
