LANDSCAPE NARRATIVE
The intent for the landscaping for the proposed Presidio Development is to enhance the overall site plan and architecture while also focusing on
landscaping techniques specific to relevant conditions occuring in Colorado's Front Range. Landscaping shall be used to to enclose street
corridors helping to create a sense of place, enhance entries into the site, provide srrAr•^inrl for privacy and parking and accent and anchor
architectural features. Landscaping will also be used in coordination with berming along street corridors to enrich the pedestrian and vehicular
experience along with the overall asthetics of the most visable areas of the site. There has been emphasis placed on the use of evergreen
plants to provide year round screening not only for the future residence of PrPeidio Apartments, but for the adjacent neighborhoods as well .
Plants have been selected and arranged according to the City of Fort Collins s recommend plant list based on water useage and physical
conditions of the site. Water useage for the entire site will not exceed 15 gal/S.F./season.

LANDSCAPE NOTES
1. All plant material shall be in accordnace with Ban (american association of nurseryman specifications for number one
grade).
2. All turf areas shall be irrigated with an automatic pop-up irrigation system. All shrub beds and trees to be irrigated with an
automatic drip irrigation system, or acceptable alternative. The irrigation system is to be adjusted to meet the water
requirements of the individual plant material.
3. All shrub beds to be mulched with rock mulch consisting of 50% 2%3", 25% 1 1/2" and 25% 3/4" diameter rock to a depth
of 3" and shall be placed over a weed barrier filter fabric. All perennial beds shall be mulched with shredded cedar mulch
to a minimum depth of 3" on a weed barrrier filter fabric. Individual trees in sod shall also receive shredded cedar mulch.
4. All planting beds adjacent to dryland seeded areas or sod areas shall be separated with 1 /8" x 4" steel edger. Edger to
also be installed to separate wood mulch and rock mulch beds.
5. Owner shall ensure that the landscape plan is coordinated with the plans by other consultants so the proposed grading,
storm drainage or other construction does not conflict nor preclude installation and maintainance of landscape elements
on this plan.
6. Minor changes in species and plant loctions may be made during construction as required by site conditions or availability
of material. Overall quality and design concept shall be consistent with approved landscape plans. Any changes will be
provided to the owner for review and approval as well as the City of Fort Collins.
7. Prior to installation of seed, plant material & sod, contractor shall thoroughly loosen all areas that have been compacted
or disturbed by construction. Contractor to thoroughly incorporate six cubic yards of compost or composted weed free
manure per 1,000 square feet to bed and sod areas. Areas to be native seeded to receive four cubic yards of
amendment. Organic material to have the following charateristics:
a. Organic mater: 25% or greater
b. Salt content: 3.0 mmhos/cm max.
c. ph: 8.5 maximum
d. Carbon to nitrogen ratio 10:1 to 25:1
Contractor will provide a nutrient test from the last 3 months prior to spreading. Mountain peat, aspen humus, gypsum
and sand will not be accepted.
8. Turf grass will be sodded with moderate water use turf -type tall fescue.
9. All native areas to be seeded with owner approved seed mix at a rate of 1/2 pls/1000sf. Hydro mulch and irrigation
recommended.
10. To the maximum extent feasible, topsoil that is removed during construction activity shall be conserved for later use on
areas requiring revegetation and landscaping.
11. No landscaping or irrigation shall occur within 5' feet of all building foundations.
12. Landscape area soil amendment requirements:
12.1. Agricultural soil tests results shall be used to determine the levels of organic matter and nutrients in the soil.
Compost/amendment application rates will be specified by the landscape architect and owner based on the soil
tests and compost tests.
12.2. Before delivery of the compost/amendments, landscape contractor must provide a copy of the lab analysis,
performed by a sta certified lab, verifing that the compost meets the product parameters. The lab analysis for the
submittal shall not be older than 90 days.
12.3. Compost/amendments shall be uniformly applied over the entire area at a minumum rate of application of 3 cubic
yards (unless specified by the landscape architect and/or owner) per 1000. When upgrading marginal soils, when
upgrading marginal soils, higher inclusion rates are necessary and can be applies up to 6 cubic yards per 1000.
12.4. Depending on the extent of soil compaction of the area to be amended, it will be necessary to first rip the area and
then go over it with a rototiller or other appropriate equipment before applying any compost. Re-establish grade
before applying the compost/amendemnts. Compost/amendments shall be incorporated into the soil to a depth of
4 to 6 inches.
12.5. Rake soil surface smooth prior to seeding, sprgging, sodding or hydroseeding. The soil surface shall be
reasonably free of large clods, stones greater than 2" inches, and other material which will interfere with planting
and subsequent site maintenance.
12.6. Water thoroughly after seeding, sprigging, or sodding in accordnace with manufactures recommendations.
13. The soil in all landscape areas, including parkways and medians, shall be thoroughly loosened to a depth of not less than
eight (8) inches and soil amendment shall be thoroughly incorporated into the soil of all landscape areas to a depth of at
least six (6) inches by tilling, discing or other suitable method, at a rate of at least three (3) cubic yards of soil amendment
per one thousand (1,000) square feet of landscape area.
14. A permit must be obtained from the City forester before any trees or shrubs as noted on this plan are planted, pruned or
removed on the public right-of-way. This includes zones between the sidewalk and curb, medians and other city property.
This permit shall approve the location and species to be planted. Failure to obtain this permit may result in replacing or
relocating trees and a hold on certificate of occupancy.
15. The developer shall contact the City Forester to inspect all street tree plantings at the completion of each phase of the
development. All trees need to have been installed as shown on the landscape plan. Approval of street tree planting is
required before final approval of each phase. Failure to obtain approval by the City Forester for street trees in a phase
shall result in a hold on certificate of occupancy for future phases of the development.
16. No trees or shrubs shall be planted in the flat surface of the PLD. Trees and shrubs planted on the side slopes shall be
located a minimum of 6" above the flat bottom of the PLD.
17. An irrigation plan is required to be submitted to and approved by Fort Collins Utilities prior to the issuance of the building
permit, in accordance with the Land Use Code Section 3.2.1.J requirements.
