The Spring Creek Farms Overall Development Plan will be a mixed use development within three zoning districts: Medium Density Mixed Use Residential (MMN), Low Density Mixed Use Residential (LMN), and Employment (E). The potential development may include offices, multi -family residential dwelling units, single family attached and detached residential dwelling units, a park, and other open space. The land uses depicted on this plan are based upon the best estimate of the Spring Creek Farms at this time. It may be necessary to modify the Overall Development Plan based on new phasing and land uses. 2. Common open space areas will be maintained by a Home Owners Association, unless otherwise accepted by the City of Fort Collins for maintenance. The Home Owners Association is responsible for snow removal on the common area sidewalks. 4. All sidewalks, curbs, gutters and streetscapes shall be maintained by the adjacent homeowner or the Home Owners Association. 5. Master utility plans are to be submitted for City review in conjunction with Phase I development plans. 6. All public streets will be designed to meet or exceed City standards, unless variances are granted to allow a reduction in City standards. 7. The proposed land uses and densities shown on this plan are estimates of development potential. Approval of the OOP by the City does not constitute final approval of these land uses, design, or densities. Rather, any further land uses must be approved according to the procedures, processes, and criteria of the City of Fort Collins Land Use Code. a. Fire hydrants will be provided as required by Poudre Fire Authority standards. 9. Densities are based on gross acreages. 10. All blocks in the L-M-N and M-M-N shall meet the current city block standards requirements, unless variances or modifications are granted to allow a reduction in City Standards. 11. OPEN SPACE NOTES: 1. Final open space quantities and configuration shall be, per future Project Development flan Submittals. 2. Within the site there is no requirement for Public park, school or similar public use space dedications. 3. No natural habitats or features exist within 500' of the project limits that require establishment of a limit of development on the site,. Appropriate buffers will be provided around existing trees with a caliper measuring 2.5' or greater as shown on the plans.
