RE: CARE Housing at Provincetowne
Below is a short narrative detailing the changes being proposed for the Site Plan,
Landscape Plan, and Architectural Elevations:
Site Plan: (John Dengler & Associates)
This sheet provides additions and modifications to sheet 4 of 14 of PROVINCETOWNE
FILING THREE, by Land Architects, dated August 29, 2006.
The additions and modifications are as follows:
The extents of Phase 1 construction encompass Tract P and a portion of Tract O
totaling approximately 7.8 acres (as shown by existing property lines to the West,
North & East, and by the dashed line to the South).
Immediately to the East of the Community Center building envelope (referred to
as the "Club House" on sheet 4 of 14) is shown the location of the 480 s.f.
Maintenance Shop, proposed as an accessory building to the Community Center.
This building would provide storage for equipment and materials used in the
continued upkeep of the buildings and grounds.
- A P_ layaround area has been designated to the South of the Community Center
building.
- The footprints of the newly proposed multi -family buildings (elevations of which
were submitted by John Dengler & Associates in a Minor Amendment on 7-21-
09) are shown within the platted building envelopes.
- The walks to the residential buildings have been moved to align with the new
entrance locations of the apartments.
- The sidewalks have been removed from the rear of buildings that back up to
green space (buildings 1, 2, 3, 8, 9, 10 & 11).
- The locations of 4 of the Handicapped Parking Spaces have been adjusted
slightly so as to avoid conflict with entry sidewalks. The total number of HC
spaces (6) remains unchanged.
- The locations of the Bike Racks have been changed slightly. The general
distribution of racks throughout the site is similar. The total number of racks (7)
remains unchanged.

The locations of Trash Enclosures have been changed slightly. The general
distribution of enclosures throughout the site is similar. The total number of
enclosures has been reduced by 1 (from 6 to 5). The southernmost trash
enclosure has been eliminated, as it is meant to serve buildings that are not part
of Phase 1 construction.
Landscape Plan: (BHA Design, Inc.)
The previously recorded landscape plan has been modified to accommodate
revised utility locations, revised sidewalk locations, revised grading, and a new garage
building. The landscape design has changed to create a low maintenance, low-water
consuming planting plan including xeric shrub, perennial, and ornamental grass species.
Low-water turf alternatives are being used in place of bluegrass turf.
The planting plan shows 5 gallon shrubs (the city standard size) along Autumn
Ridge Drive to create a street frontage that is unified with the surrounding developments.
The planting plan deviates from the city standard in areas internal to the site; instead 1
gallon shrubs are utilized as a cost savings measure.

Community Center and Maintenance Shop (Garage) Elevations
This sheet provides the proposed design of the 2,688 s.f. Community Center
building within the platted envelope, as well as the proposed design and location of the
480 s.f. Maintenance Shop outside of the platted building envelope. The elevations of
the newly proposed multi -family buildings (submitted by John Dengler & Associates in a
Minor Amendment on 7-21-09) are included to illustrate the continuity of design intent
throughout the project.
Note:
The civil engineer for Provincetowne is working through the details of the site
directly with the City of Fort Collins Engineering Department, and as a result civil
drawings will not be included with this Minor Amendment Submittal. On the TDRF
application, the number of affordable dwelling units is not applicable because it is our
understanding that credit is only given for affordable housing during the PDP process.
