SIDEWALK EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS: That the undersigned being the
owner of the following described property, does hereby dedicate and
convey to the City of fort Collins forever hereafter a sidewalk
easement described as follows:
A 4.00 foot sidewalk easement over part, of Lot 3 of a Replat of a
part of Ponderosa Park P.U.D. situate in the Northeast 1/4 of
Section 16, Township 7 NOrth, Range 69 West of the Sixth P.M., fort
Collins, Larimer County, Colorado, which is more particularly
described as follows:
Begin at the Southeast corner of said Lot 3 and run thence
along the Southline of said Lot 3, 89035' W 4.00 feet; thence
N00025'W 16.96 feet to a point on the boundary line of said
Lot 3; thence along said boundary line N890 35' E 4.00 feet,
and again S 00' 25' E 16.96 feet to the point of beginning,
containing 68.00 square feet more or less.

feet, and again along the arc of a 15.00 foot radius curve to the
right a distance of 11.21 feet, the long chord of which bears S

A sidewalk easement situate over a portion of Tract "C" of a Replat of
a Part of Ponderosa Park P.U.D. situate in the Northeast ' , of Section
16, Township 7 North, Range 69 West of the Sixth P.M., Fort Collins,
Larimer County, Colorado, being more particularly described as follows:
Begin at the Southwest corner of said Tract "C" and run thence N
00' 25' W 158.50 feet; thence N 89' 35' E 14.00 feet; thence N 00'
25' W 88.20 feet to a point on the Westerly right-of-way line of
Ponderosa Court; thence along said Westerly right-of-way line along
the arc of a 15.00 foot radius curve to the right a distance of
11.21 feet; the long chord of which bears S 21' 50' E 10.95 feet,
and again S 00' 25' E 91.00 feet; thence S 89' 35' W 14.00 feet;
thence S 00' 25' E 145.50 feet to a point on the Southerly line
of said Tract "C"; thence along said South line S 89' 35' W 4.00
feet to the point of beginning, containing 1156.00 square feet more
or less.
