ACCESS AND MAINTENANCE EASEMENT
KNOW ALL MEN BY THESE PRESENTS: That the undersigned, SAVE'MOR
SELF STORAGE LTD., A CALIFORNIA CORPORATION, being the owner of a certain
real property in Larimer County, Colorado legally described at Reception No. 94007053 in
the Larmer County Records, in consideration of Ten Dollars ($10.00) in hand paid, receipt
of which is hereby acknowledged, and other good and valuable consideration, does
hereby dedicate, transfer and convey to the City of Fort Collins, Colorado, a Municipal
Corporation, for use forever a non-exclusive permanent easement for access and
maintenance in the City of Fort Collins, County of Larimer, State of Colorado, more
particularly described on Exhibit "A" attached hereto and by this reference made a part
hereof.
It is also understood by the undersigned that, by acceptance of this dedication, the
City of Fort Collins will accept the duty of maintenance of such easement.

DESCRIPTION OF A MAINTENANCE AND ACCESS EASEMENT TO BE GRANTED TO
THE CITY OF FORT COLLINS LOCATED ON THE SAVE MOR SELF STORAGE
PROPERTY
A Maintenance and Access Easement located in the Northwest Quarter
of Section 12, Township 7 North, Range 69 West of the Sixth
Principal Meridian, City of Fort Collins, Larimer County, Colorado,
the said Easement is also located in Lot 1 of the Plat of Save Mor
self Storage P.U.D., a plat of record with the Clerk and Recorder
of the said Larimer County, more particularly described as follows;
commencing at the southwest corner of the said Lot 1 Save Mor Self
Storage P.U.D. the said southwest corner is also the TRUE POINT OF
BEGINNING of this description;
THENCE along the south line of the said Lot 1, South 89
degrees 11 minutes 00 seconds East for a distance of 226.52 feet to
the west right of way of Linden Center Drive;
THENCE along the said west right of way, North 00 degrees 49
minutes 00 seconds East for a distance of 5.00 feet to a line which
is 5.00 feet (measured at right angles) north of and parallel with
the said south line;
THENCE along the said parallel line, North 89 degrees 11
minutes 00 seconds West for a distance of 226.61 feet to the west
line of the said Lot 1;
THENCE along the said west line, South 00 degrees 13 minutes
23 seconds East for a distance of 5.00 feet to the point of
beginning. Containing 1133 square feet (0.026 Acres) more or less.
The above described easement is subject to all easements and rights
of ways now existing or of record.
I hereby state that the above description was prepared by me and is
true and correct to the best of my professional knowledge, belief
and opinion. The description is based upon previously recorded
plats and deeds and not upon a actual field survey.
