ACCESS AND MAINTENANCE EASEMENT
KNOW ALL MEN BY THESE PRESENTS: That the undersigned, CHRISTOPHER
and SHEILA HARFORD, being the owners of a certain real property in Larimer County,
Colorado legally described at Reception No. 98030158 in the Larimer County Records, in
consideration of Ten Dollars ($10.00) in hand paid, receipt of which is hereby
acknowledged, and other good and valuable consideration, does hereby dedicate, transfer
and convey to the City of Fort Collins, Colorado, a Municipal Corporation, for use forever
a non-exclusive permanent easement for access and maintenance in the City of Fort
Collins, County of Larimer, State of Colorado, more particularly described on Exhibit "A"
attached hereto and by this reference made a part hereof.
It is also understood by the undersigned that, by acceptance of this dedication, the
City of Fort Collins will accept the duty of maintenance of such easement.

DESCRIPTION OF A MAINTENANCE AND ACCESS EASEMENT TO BE GRANTED TO
THE CITY OF FORT COLLINS LOCATED ON THE HARFORD PROPERTY
A Maintenance and Access Easement located in the Northwest Quarter
of Section 12, Township 7 North, Range 69 West of the Sixth
Principal Meridian, City of Fort Collins, Larimer County, Colorado,
the said Easement is also located in Tract 2 of the Plat of Linden
Tech Center, a plat of record with the Clerk and Recorder of the
said Larimer County, the said Easement is also located in that
certain tract of land as described in a Warranty Deed recorded
April 14, 1998 at Reception No. 98030158, records of the said
Clerk and Recorder, more particularly described as follows;
Commencing at the southwest corner of the said Tract 2 of Linden
Tech Center;
THENCE along the west line of the said Tract 2, North 00
decrees 01 minutes 02 s?conf's East for a distance of 464-0.- feett:
the westerly prolongation of the north line of the said tract
described Reception No. 98030158;
THENCE along the said westerly prolongation, South 89 degrees
11 minutes 00 seconds East for a distance of 25.15 feet to the
northwest corner of the said tract described at Reception No.
98030158 and to the TRUE POINT OF BEGINNING of this description;
THENCE along the north line of the said tract described at
Reception No. 98030158, South 89 degrees 11 minutes 00 seconds East
for a distance of 230.48 feet to the west right of way of Linden
Center Drive;
THENCE along the said west right of way, South 00 degrees 49
minutes 00 seconds West for a distance of 8.00 feet to a line which
is 8.00 feet (measured at right angles) south of and parallel with
the said north line;
THENCE along the said parallel line, North 89 degrees 11
minutes 00 seconds West for a distance of 230.62 feet to the west
line of the said tract described at Reception NO. 98030158;
THENCE along the said west line, North 01 degrees 48 minutes
57 seconds East for a distance of 8.00 feet to the point of
beginning. Containing 1844 square feet (0.042 Acres) more or less.

of ways now existina or of record_
