EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS: That the undersigned being the owners and
proprietors of Lot 5, Replat of Block Two, Upland's Prospect Business Park P.U.D., City of Fort
Collins, County of Latimer, State of Colorado do hereby dedicate and convey to and for public
use, forever, the drainage easement as described below; provided however, that acceptance by the
City of this dedication of easement does not impose upon the City a duty to maintain the easement
so dedicated.
A drainage easement situate in Lot 5, of Block Two, Upland's Prospect Business
Park P.U.D., City of Fort Collins, County of Larimer, State of Colorado which
begins at the most Southerly corner of said Lot 5 and run thence along the
Southwesterly line of said Lot 5 along the arc of a 1687.28 foot radius curve to the
left a distance of 417.00 feet, the long chord of which bears N 50' 09' 43" W
415.94 feet; thence N 82' 13' 03" E 361.15 feet to a point on the Northeasterly
line of said Lot 5; thence along the arc of a 1381.04 foot radius curve to the right a
distance of 240.00 feet, the long chord of which bears S 46' 23' 49" E 239.70 feet
to the most Easterly corner of said Lot 5; thence along the Southeasterly line of
said Lot 5 along the arc of a 60.00 foot radius curve to the left a distance of
177.86 feet, the long chord of which bears S 53' 39' 22" W 119.52 feet and again
S 55036' 37" W 140.26 feet to the point of beginning EXCEPT a parcel of land
which begins at a point which bears N 12' 16' 03" E 109.57 feet from the most
Southerly comer of said Lot 5 and run thence N 78' 05' 35" W 18.00 feet; thence
N 1 1 ° 54' 25" E 66.00 feet; thence S 78' 05' 35" E 18.00 feet; thence S 1 1 ° 54' 25"
W 66.00 feet to the point of beginning. The net easement contains 1.7763 acres.
