EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS: That the undersigned, JOHN C.
BECKETT and CHERYL THOMPSON, being the owners of a certain real property in
Larimer County, Colorado legally described at Reception No. 93069306 in the Larimer
County Records, does hereby dedicate, transfer and convey to the City of Fort Collins,
Colorado, for public use forever a permanent easement for sidewalk in the City of Fort
Collins, County of Larimer, State of Colorado, more particularly described on Exhibit "A"
attached hereto and by this reference made a part hereof.
It is also understood by the undersigned that, by acceptance of this dedication, the
City of Fort Collins will not accept the duty of maintenance of such easement.

DESCRIPTION OF A PERMANENT PEDESTRIAN EASEMENT LOCATED ON THE
BECKETT PROPERTY
A Permanent Pedestrian Easement located in the Southwest Quarter
of Section 12, Township 7 North Range 69 West of the Sixth
Principal Meridian,.City of Fort Collins, Larimer County, Colorado,
also being located in that certain tract of land as described in ae Warrant heed dated Sept. 23, 1993 and recorded at Recption No.
93069386 records of the Clerk and Recorder of the said Larimer
County, the easement is also a portion of vacated Oak Street,
Whedbee Street and Riverside Avenue rights -of -way vacated by
Ordinance No. 14, 1954, adjoining Block D in the said City of Fort
Collins, more particularly described as follows;
Commencing at the southwest corner of the said Tract described at
Reception No. 93039386, the said southwest corner is also the TRUE
POINT OF BEGINNING of this description;
THENCE along the west line of the said tract, North 00 degrees
02 minutes 18 seconds West for a distance of 100.20 feet to the
northeasterly line of the said tract;
THENCE along the said northeasterly line South 48 degrees 46
minutes 21 seconds East for a distance of 0.17 feet;
THENCE leaving the said northeasterly line, South 00 degrees
14 minutes 13 seconds West for a distance of 19.60 feet;
THENCE South 00 degrees 06 minutes 28 seconds East for a
distance of 28.01 feet;
THENCE South 00 degrees 12 minutes 31 seconds East for a
distance of 30.51 feet;
THENCE South 00 degrees 04 minutes 21 seconds East for a
distance of 16.80 feet;
THENCE along a curve to the left having a radius of 4.00 feet,
a central angle of 91 degrees 56 minutes 55 seconds and an arc
length of 6.42 feet, being subtended by a chord of South 42 degrees
01 minutes 05 seconds East for a distance of 5.75 feet;
THENCE North 89 degrees 34 minutes 38 seconds East for a
distance of 18.82 feet;
THENCE South 89 degrees 45 minutes 22 seconds East for a
distance of 27.27 feet;
THENCE South 89 degrees 47 minutes 37 seconds East for a
distance of 27.93 feet;
THENCE South 89 degrees 38 minutes 57 seconds East for a
distance of 28.94 feet;
THENCE along a curve to the left having a radius of 4.64 feet,
a central angle of 59 degrees 06 minutes 38 seconds and an arc
length of 4.78 feet, being subtended by a chord of North 59 degrees
45 minutes 49 seconds East for a distance of 4.57 feet to the said
northeasterly line of the said tract;
THENCE along the said northeasterly line, non -tangent from the
previous curve, South 48 degrees 46 minutes 21 seconds East for a
distance of 4.14 feet to the south line of the said tract;
THENCE along the said south line, North 89 deggrees 54 minutes
39 seconds West for a distance of 114.49 feet to the point of
beginning. Containing 127 square feet more or less.
The above described tract is subject to all easements and rights of
ways now existing or of record.

true and correct to the best of my professional knowledge, belief
and opinion. The description is based upon previously recorded
plats and deeds and not upon a actual field survey.
