Homeowners Association, being the Owners of the following described land, to -wit:

do hereby dedicate, transfer and convey to the City of Fort Collins, Colorado for public use forever a
permanent right-of-way in the City of Fort Collins, County of Latimer, State of Colorado, more

Right-of-way Description
A tract of land situate in the Southwest Quarter of Section 23, T7N, R68W, of the 6th P.M., Larimer
County, Colorado. More particularly described as follows:
Considering the North he of the Southwest Quarter of said Section 23 as bearing S 89° 19'35" E as
determined by monuments found at the Northwest Comer and at the Northeast Comer of the
Southwest Quarter of said Section 23, and with all bearings contained herein relative thereto.
Commencing at the Northwest Corner of the Southwest Quarter of said Section 23; thence along the
North line of said Quarter Section S 89° 19'35" E 451.90 feet to the TRUE POINT OF BEGINNING
and the beginning of a curve concave to the Southeast having a central angle of 77°33'01" and a radius
of 15.00 feet; thence along the arc of said curve 20.30 feet (said arc being subtended by a chord
bearing N 32°02'52" E for a distance of 18.79 feet) to the beginning of a reverse curve concave to the
North having a central angle of 02°54'03" and a radius of 270.00 feet; thence along the arc of said
curve 13.67 feet, thence N 67°55'25" E 21.03 feet to the cusp of a curve concave to the East having a
central angle of 87°59'03" and a radius of 15.00 feet; thence along the arc of said curve 23.03 feet
(said arc being subtended by a chord bearing S 23°5554" W for a distance of 20.84 feet) to the
beginning of a reverse curve concave to the Southwest having a central angle of 02°16'38" and a
radius of 267.00 feet; thence along the arc of said curve 10.61 feet; thence N 89° 19'35" W 37.24 feet
to the TRUE POINT OF BEGINNING.
The above described Right-of-way encompasses 0.01 acres more or less.
