KNOW ALL MEN BY THESE PRESENTS: That the undersigned McGraw Land
L. L. C., being the owner of certain real property in Larimer County, Colorado legally
described at Reception No. in the Latimer County Records, in consideration of
Ten Dollars ($10.00) in hand paid, receipt of which is hereby acknowledged, and other good
and valuable consideration, does hereby dedicate, transfer and convey to the City of Fort
Collins, Colorado, a Municipal Corporation, for public use forever a permanent casement for
Utility, Landscape, & Pedestrian Access in the City of Fort Collins, County of Latimer,
State of Colorado, more particularly described on Exhibit "A" attached hereto and by this
reference made a part hereof.
it is understood by the undersigned that, by acceptance of this dedication, the City of
Fort Collins will not accept the duty of maintenance of such easement.

EASEMENT
The undersigned Grantor for and in consideration of Ten
Dollars ($10.00) and other good and valuable consideration, the
receipt whereof is hereby acknowledged, does hereby grant and
convey unto U S WEST COMMUNICATIONS, INC., a Colorado Corporation,
whose address is 1801 California Street, Suite 5100, Denver,
Colorado 80303 and POUDRE VALLEY RURAL ELECTRIC ASSOCIATION, INC.
whose address is 7649 REA Parkway, Fort Collins, CO 80528,(the
Grantees") their successors, assigns, lessees, licensees and
agents a nonexclusive, perpetual easement and the right to
construct, reconstruct, operate, maintain and remove underground
communication and electric lines located in the linear easement
from time to time, as said Grantees may require under and across
all of the hereinafter described real property fully described on
Exhibit "A" attached hereto and by this reference made a part
hereof.
Grantees shall have the right of ingress and egress over and
across the lands of the Grantor to and from the above -described
property. Grantees shall be responsible for all damages caused to
Grantor or Grantor's property arising from the Grantee's exercise
of the rights herein granted. The Grantees covenant and agree to
restore the easement and any landscaping, fences, or other
improvements thereon to a condition comparable to the condition it
was in just prior to any work performed thereon by Grantees.
Grantees agree to indemnify and hold Grantor harmless from any
claim, loss or damage, including reasonable attorneys' fees,
arising out of or in any way associated with Grantees' use of the
easement. In addition, the Grantees shall not exercise any rights
herein granted that shall interfere, hinder or in any way disrupt
the Grantor's use of Grantor's property. The Grantor reserves the
right to occupy and use said easement for all purposes not
inconsistent with the rights herein granted. The rights,
conditions and provisions of this easement shall inure to the
benefit of and be binding upon the heirs, executors,
administrators, successors and assigns of the respective parties
hereto.

KNOW ALL MEN BY THESE PRESENTS: That the undersigned McGraw Land
L. 1 •. C., being the owner of certain real property in Latimer County, Colorado legally
described at Reception No. in the Latimer County Records, in consideration of
Ten Dollars ($10.00) in hand paid, receipt of which is hereby acknowledged, and other good
and valuable consideration, does hereby dedicate, transfer and convey to the City of Fort
Collins, Colorado, a Municipal Corporation, for public use forever a permanent easement for
Utility, Landscape, & Pedestrian Access in the City of Fort Collins, County of Latimer,
State of Colorado, more particularly described on Exhibit "A" attached hereto and by this
reference made a part hereof.
It is understood by the undersigned that, by acceptance of this dedication, the City of
Fort Collins will not accept the duty of maintenance: of such casement.

Larimer County, Colorado, lying East of the following described easement line.
Beginning at the Southeast comer of said Lot 27; thence along the South line of said Lot
27 North 89020'13" West 29.46 feet to the True Point of Beginning of said easement line;
thence along said easement line the following five courses and distances:
1) Worth 00039'47" East 6.00 feet;
