feet; thence along the arc of a 398.41 foot radius curve to the left a distance of 117.75
feet, the long chord of which bears S 53' 42' 31" E 117.32 feet; thence S 44' 455' 30" W
24.39 feet; thence N 45' 14' 30" W 20.00 feet; thence S 89' 45' 30" W 111.06 feet; thence

S 890 45' 30" W 77.14 feet to a point on the East right-of-way line of John F. Kennedy
Parkway; thence along said East right-of-way line, N 23' 05' 40" W 163.89 feel, and again
along the arc of a 488.77 foot radius curve to the right a distance of 156.92 feet, the long
chord of which bears N 13' 53' 50" W 156.24 feet to the point of beginning, containing
2.690 acres, more or less.
do Hereby dedicate and convey to the City of Fort Collins, Colorado, for public use forever
hereafter a pedestrian access easement which will run with the land and is described as follows:
Beginning at the said Southwest Comer of Lot 2, Strachan Subdivision, Third Filing and
runs thence along the Easterly right-of-way line of John F. Kennedy Parkway along the
arc of a 488.77 foot radius curve to the left a distance of 156.92 feet, the long chord of
which bears S 13' 53' 50" E 156.24 feet, and again S 23' 05' 40" E 163.89 feet; thence
N 890 45' 30" E 12.00 feet; thence N 23' 05' 40" W 40.00 feet; thence S 89' 45' 30" W
6.57 feet; thence N 230 05' 40" W 126.00 feet; thence along the arc of a 483.77 foot
radius curve to the right, a distance of 15 5.3 1 feet; thence long chord of which bears
N 130 53' 50" W 154.64 feet; thence S 85' 18' 00" W 5.00 feet to the point of beginning.
It is understood by the undersigned that, by acceptance of this dedication, the City of Port
Collins does not have the duty to maintain the easement.

EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS, that the undersigned, being
the owners and proprietors of the following described land to wit:
Begin at a point on the southerly line of a 30 foot wide
utility easement recorded in Book 2178 at Page 37,
Larimer County Clerk and Recorders Office, also being on
the east line of John F. Kennedy Parkway which bears S
06045/11/1 E 35.02 feet from the Southwest corner of Lot
2 Strachan Subdivision Third Filing, Fort Collins,
Larimer County, Colorado, and run thence along said
southerly line, N 85020/00/1 E 248.40 feet; thence N
44045/30/1 E 325.55 feet; thence S 45014/30/1 E 10.00 feet;
thence S 44045/30/1 W 318.50 feet; thence S 85020/00/1 W
260.03 feet to the East line of John F. Kennedy Parkway
thence along said East line along the arc of a 488.77
foot radius curve to the right, a distance of 3.01 feet,
the long chord of which bears N 08058/57/1 W 3.01 feet to
the point of beginning,
do hereby dedicate such property to the City of Fort Collins, a
Colorado municipal corporation, as an easement for the
installation, maintenance, repair and replacement of underground
utility lines. This easement is an extension of an existing
utility easement of the City of Fort Collins that the easement
hereby dedicated adjoins on its north and northwest boundary.
