KNOW ALL MEN BY THESE PRESENTS: That the undersigned SPRING
CREEK FARMS LIMITED LIABILITY COMPANY, being the owners of certain
real property in Larimer County, Colorado, legally described at
Reception No. 95012809 in the Larimer County Records, in
consideration of Ten Dollars ($10.00) in hand paid, receipt of
which is hereby acknowledged, and other good and valuable
consideration, does hereby dedicate, transfer and convey to the
;.I City of Fort Collins, Colorado, a Municipal Corporation, a
;aw permanent easement for utilities in the City of Fort Collins,
w county of Larimer, State of Colorado, more particularly described
on Exhibit "A" attached hereto and incorporated herein by this

It is understood by the undersigned that, by acceptance of
this dedication, the City of Fort Collins will not accept the duty
of maintenance of such easement.

DESCRIPTION FOR A UTILITY EASEMENT (SPRING CREEK FARMS LIMITED LIABILITY
CO.)
A tract of land being a portion of that certain parcel recorded in
Reception No. 95012809 located in the Northeast Quarter of Section
32, Township 7 North, Range 68 West of the 6th Principal Meridian,
City of Fort Collins, Larimer County, Colorado, being more
particularly described as follows:
Considering the East line of the Northeast Quarter of said Section
32 as bearing, South 00013140" West and with all bearings contained
herein relative thereto:
Commencing at the Northeast corner of said Section 32; thence,
South 00013140" West along the East line of said Northeast Quarter,
1473.24 feet; thence departing said East line, North 89046'20"
West, 30.00 feet to a point on the West line of County Road No. 9,
said point being the POINT OF BEGINNING; thence along said West
line, South 00013140" West, 327.19 feet; thence departing said West
line, North 89046120" West, 6.00 feet; thence, North 00013140"
East, 327.19 feet to a point on the South line of that tract of
land recorded at Reception No. 95012809; thence along said South
line, South 69046120" East, 6.00 feet to the Point Of Beginning.
The above described easement contains 0.045 acres and is subject to
all easements and rights -of -way now on record or _existing.
