DEED OF DEDICATION FOR RIGHT-OF-WAY
KNOW ALL MEN BY THESE PRESENTS: That the undersigned BUCKEYE
LIMITED LIABILITY CO., also known as BUCKEYE LIMITED LIABILITY
COMPANY, a Colorado Limited Liability Company, whose address is
8726 West Iliff Avenue, Lakewood, Colorado 80227, being the owner
of certain real property in Larimer County, Colorado, described on
Exhibit "A" attached hereto and incorporated herein by reference
and recorded at Reception No. 93023925 on April 19, 1993 in Larimer
County, Colorado, in consideration of Ten Dollars ($10.00) in hand
paid, receipt of which is hereby acknowledged, and other good and
valuable consideration, does hereby dedicate, transfer and convey
to the City of Fort Collins, Colorado, a Municipal Corporation, for
public use forever a permanent right-of-way for public street
purposes in the City of Fort Collins, County of Larimer, State of
Colorado, more particularly described on Exhibit "B" attached
hereto and by this reference made a part hereof.
It is understood by the undersigned that: (1) acceptance by the
City of this dedication of easements does not impose upon the City
a duty to maintain the easements to dedicated; and (2) acceptance
by the City of this dedication of streets does not impose upon the
City a duty to maintain the streets so dedicated until such time as
the streets have been inspected and accepted by the Director of
Engineering and the City has expressly assumed, in writing, the
duty of maintaining said streets.

Legal Description of Buckeye Property
Parcel 5:
All that part of the Northeast 1/4 of the Northwest 1/4 of Section
12, Township 7 North, Range 69 West of the 6th P.M., lying South of
the South right-of-way line of Colorado and Southern Railroad and
East of Linden Street, except parcel described in deed recorded in
Book 2081 at Page 930 of the records in the office of the County
Clerk and Recorder of County of Larimer, state of Colorado, and if
any of the property described in Book 834 at Page 498 of said
records is contained in the above described parcel it is also
excepted, and subject to easements existing or granted of record,
if any.
EXCEPTING THEREFROM the following parcel of real property:
All of that part of the Northeast Quarter of the Northwest Quarter
of Section 12, Township 7 North, Range 69 West of the Sixth
Principal Meridian, City of Fort Collins, County of Larimer, State
of Colorado, being a portion of Parcel 5 as described in Exhibit A
as conveyed by Special Warranty Deed with Reception Number 93023925
on file in the Larimer County Clerk and Recorder's Office;
considering the East line of the Northwest Quarter of said Section
as bearing North 00 degrees 19 minutes 33 seconds East, with all
bearings contained herein relative thereto, more particularly
described as follows:
Commencing at the Southeast corner of the Northeast Quarter of the
Northwest Quarter of said section; thence with the said Section
centerline, North 00 degrees 19 minutes 33 seconds East, 34.00 feet
to the Northerly right-of-way line of Buckingham Street as
dedicated herein, thence with said right-of-way line North 89
degrees 48 minutes 14 seconds West, 110.00 feet, to the point of
