KNOW ALL MEN BY THESE PRESENTS: That the undersigned SOLAR RIDGE
DEVELOPMENT , being the owner of certain real property in Laritner County,
Colorado legally described as Lot 4, Block 3, Solar Ridge First Filing, plat recorded at Reception
No. 93042467 in Larinrer County Records, in consideration of ten dollars ($10.00) in hand paid,
receipt of which is hereby acknowledged, and other good and valuable consideration, does
hereby dedicate, transfer and convey to the City of Fort Collins, Colorado, a Municipal
Corporation, for public use forever a permanent easement for an existing 16" water line, County
of Larinrer, State of Colorado, more particularly described on Exhibit "A" attached hereto and by
this reference made a pail hereof.
It is understood by the undersigned that, by acceptance of this dedication, the City of Fort Collins
will not accept the duty of maintenance of such casement.

16" Water Line Easement Description
LOT 4, BLOCK 3 SOLAR RIDGE FIRST FILING
DESCRIPTION:
A dedication of a water line easement located on Lot 4, Block 3, Solar Ridge First Filing, a plat
recorded in Latimer County records at Reception # 88039238, in the East one-half of Section 4,
Township 7 North, Range 69 West of the 6th P.M., County of Latimer, State of Colorado, being
more particularly described as follows:
Commencing at the Southeast Corner of said Section 4 and considering the East line of said
Section 4 to bear North 00°16'30" West and with all bearings herein being relative thereto;
thence North 00°16'30" West along the East line of said Section 4, 2,234.39 feet to a point on the
outer boundary of Saddleback First Filing; thence along the southern boundary of Saddleback
First Filing the following five courses and distances;
1.) South 89°43'30" West, 50.00 feet;
2.) 23.56 feet along the are of a curve which is concave to the Southwest with a radius of a 15.00
feet, a central angle oh' 90°00'00", and whose chord bears North 45°16'30" West, 21.21 feet;
3.) South 89°43'30" West, 36.89 feet;
4.) 170.00 feet along a curve which is concave to the Northeast with a radius of 231.32 feet, a
central angle of 42°06'30", and whose chord bears North 69°13'15" West, 166.20 feet;
5.) South 89°39'35" West, 339.00 feet to the Southeast corner of Solar Ridge First Filing;
thence along the southerly boundary of said Solar Ridge First Filing and Lot 4, Block 3, South
89"39'35" West, 285.13 feet to the TRUE POINT OF BEGINNING of this description;
Thence continuing along the southerly boundary of said Solar Ridge First Filing and Lot 4,
Block 3, South 89"39'35" West, 38.68 feet; Thence leaving said southerly boundary of said Solar
Ridge First Filing North 59°12'30" West, 49.81 feet to a point on the westerly property line of
Lot 4, Block 3, said point being on the easterly right-of-way of St. Germain Drive; thence along
the easterly tight -of -way of St. Germain Drive 24.06 feet along a nontangent curve which is
concave to the Southwest with a radius of 267.00 feet, a central angle of 05°09'51", and whose

Colorado, being more particularly described as follows:
