KNOW ALL MEN BY THESE PRESENTS: That the undersigned, being the owners

County of Larimer, State of Colorado, do hereby dedicate and convey to and
for public use forever hereafter a non-exclusive storm water detention easement
described as follows:
A part of Lot 17, Spring Court Subdivision which begins at the
Southwest corner of said Lot 17 and run thence N DO. 26' W 60.00
feet along the West line of said Lot 17; thence S 66' 06' 35" E
148.15 feet to a point on the South line of said Lot 17; thence
N 900 00' 00" W 135.00 feet to the point of beginning.
Grantor reserves the right to use of the above —described easement. This

easement under, across, over and upon and the right to construct curb,
gutter, walk, street and utilities, and all appurtenances related thereto,

The North twelve (12) feet of Lot 13, SPRING COURT
SUBDIVISION, City of Fort Collins, commonly known
as 2003 Spring Court, Fort Collins, Colorado,
TOGETHER with right of ingress and egress over and across the lands of
the Grantor to and from the above -described property for all necessary
purposes including construction, maintenance and repair. Said curb,
gutter, and walk to be initially constructed by Al Hockett Construction,
Inc., on behalf of Grantee, at no expense to Grantor.

a storm drain with associated catch basin and piping and allappurtenances related
thereto, on the following described property to -wit:
LEGAL. DESCRIPTION
10-FOOT-WIDE UTILITY EASEMENT
A 10-foot-wide utility casement over a portion of Lot 3 of the Spring Court Sub-
division, situate in the Northeast '%, of Section 23, Township 7 North, Range 69 West
of the Sixth P.M., Fort Collins, Larimer County, Colorado, which is more particularly
described as follows: Begin at the Southeast corner of Lot 5 of the sail Spring Court
Subdivision and run thence North 10.00 feet; thence East 20.00 feet; thence North 5.00
feet; thence South 5.00 feet; thence West 20.00 feet to the point of beginning.
TOGETHER with right of ingress and egress over and across the lands of the Grantors to
and from the above -described property for all necessary construction, maintenance
and repair. Said storm drainage system to be initially corstructed by Al. Hackett
Construction, Inc., on behalf of Grantee, at no expense to Grantors.
The Grantors reserve the right to occupy and use the lands herein before described
for all purposes not inconsistent with the rights herein granted.
