EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS: That the undersigned Super Group,
Inc. being the owners of the following described land, to -wit:
Lot 61, SUNSTONE VILLAGE, 5TH FILING, P.U.D.
do hereby dedicate, transfer and convey to the City of Fort
Collins, Colorado, for public use forever a permanent Sight
Distance Easement over a portion of said Lot 61 (see Exhibit "A")
in the City of Fort Collins, County of Larimer, State of Colorado,
more particularly described as follows:
That portion of Lot 61, Sunstone Village 5th Subdivision
P.U.D., City of Fort Collins, County of Larimer, State
of Colorado being more particularly described as follows:
Considering the Southerly line of said Lot 61 as bearing
South 55 55156" West (according to the final plat of said
Sunstone Village 5th Subdivision P.U.D.) and with all
bearings contained herein relative thereto: BEGINNING
at the Southeast corner of said Lot 61; thence along said
Southerly line of Lot 61 South 55 55156" West 9.74 feet;
thence North 16 0712811 West 31.61 feet to a point on
Westerly right of way of Stoney Creek Drive; thence along
said right of way South 34 04104" East 30.08 feet to the
Southeast corner of said Lot 61 and the POINT OF
BEGINNING. Containing 146 sq. ft., more or less, and is
subject to all existing easements and/or rights of way
of record.
The areas within the sight distance easements are restricted to the
following:
A. Fences shall not exceed 42" in height and shall be of open
design. If fences exceed 32" in height they shall be
constructed of split rail with a minimum dimension of 12"
between horizontal members.
B. Berms, hedges and shrubs shall not exceed 32" in height.
C. Tree planting shall be restricted to deciduous trees only.
The lowest branch of any tree shall be no less than 42"
from grade.
D. This restriction applies to any new landscaping, fencing
or berming for lot �./2

dedication, the City of Fort Collins will not accept the duty of
maintenance of such easement.
