EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS: That the undersigned being the owners of the
following described land, to -wit:
A tract of land situate in the Southeast ' of the Northeast ; of
Section 13, Township 7 North, Range 69 West of the Sixth P.M., City
of Fort Collins, County of Larimer, State of Colorado, which,
considering the east line of said Northeast '-, as bearing N 00' 25' E,
and with all bearings contained herein relative thereto, begins at
a point which bears N 89' 28' 37" W 891.25 feet, and again North
423.50 feet from the East -'; corner of said Section 13, said point
being on the centerline of the abandoned Emigh Lateral Ditch; thence
North 244.40 feet; thence S 89' 28' 37" E 238.17 feet; thence S 00'
35' 36" W 295.73 feet to the centerline of the Emigh Lateral Ditch;
thence along said centerline, N 89' 19' W 125.12 feet; thence along
the centerline of the abandoned portion of the Emigh Lateral Ditch,
N 71' 03' W 68.72 feet, and again along the centerline of said
abandoned portion of the Emigh Lateral Ditch, N 56' 35' W 53.90 feet
to the point of beginning, containing 1.5513 acres, more or less.
do hereby dedicate, transfer and convey to the City of Fort Collins, Colorado,
for public use forever, a permanent street right-of-way in the City of Fort
Collins, County of Larimer, State of Colorado, more particularly described as
follows:
A tract of land situate in the Southeast ''' of the Northeast ; of Section
13, Township 7 North, Range 69 West of the Sixth P.M., City of Fort
Collins, County of Larimer, State of Colorado, which, considering the
east line of said Northeast ; as bearing N 00' 25' E, and with all
bearings contained herein relative thereto, begins at a point which
bears N 89' 28' 37" W 891.25 feet, and again North 667.90 feet, and
again S 89' 28' 37" E 199.50 feet from the East 4' corner of said Section
13, and runs thence S 89' 28' 37" E 38.67 feet; thence S 00' 35' 36" W
80.04 feet; thence N 89' 24' 24" W 38.67 feet; thence N 00' 35' 36" E
79.99 feet to the point of beginning.
It is understood by the undersigned that, by acceptance of this dedication,
the City of Fort Collins will not accept the duty of maintenance of such
street right-of-way until such time as the street is inspected and accepted
by the Director of Engineering.
