BEGIN AT THE SOUTHEAST CORNER OF SAID LOT 2 AND RUN THENCE ALONG THE SOUTH LINEOF SAID
LOT 2, SOUTH 89 DEGREES 15 MINUTES 00 SECONDS WEST 251.08 FET TO THE SOUTHWEST CORNER OF

PLANTING NOTES
1. ALL PLANT MATERIALS SHALL BE IN ACCORDANCE WITH AAN SPECIFICATIONS FOR NUMBER ONE GRADE.
2. ALL TURF AREAS TO BE IRRIGATED WITH AN AUTOMATIC POP-UP SPRINKLER SYSTEM. ALL SHRUB BEDS TO BE IRRIGATED WITH AUTOMATIC DRIP OR SPRAY IRRIGATION SYSTEM, OR
ACCEPTABLE ALTERNATIVE. THE IRRIGATION SYSTEM IS TO BE ADJUSTED TO MEET THE NEEDS OF THE INDIVIDUAL PLANT MATERIAL.
3. ALL TREES TO BE BALLED & BURLAPPED, ROOT CONTROL. BAG, OR CONTAINERIZED.
4. ALL SHRUB BEDS TO RECEIVE WOOD OR ROCK MULCH TO A DEPTH OF 3" ON LANDSCAPE FILTER FABRIC.
5. A PERMIT MUST BE OBTAINED FROM THE CITY FORESTER BEFORE ANY TREES OR SHRUBS AS NOTED ON THIS PLAN ARE PRUNED OR REMOVED ON THE PUBLIC RIGHT-OF-WAY. THIS
INCLUDES ZONES BETWEEN THE SIDEWALK AND CURB MEDIANS AND OTHER CITY PROPERTY.
6. ALL LANDSCAPING MUST BE INSTALLED OR SECURED WITH AN IRREVOCABLE LETTER OF CREDIT, PERFORMANCE BOND, OR ESCROW ACCOUNT FOR 125% OF THE VALUATION OF THE
MATERIALS AND INSTALLATION PRIOR TO ISSUANCE OF A FINAL CERTIFICATE OF OCCUPANCY. THE ESCROW FOR SUCH LANDSCAPING MAY BE PHASED, INCLUDING LANDSCAPING
ASSOCIATED WITH STREET TREES INDICATED FOR PLANTING IN PUBLIC RIGHT-OF-WAY IN THE FRONT OR SIDE OF A RESIDENTIAL LOT.
7. THE BUILDING OWNER WILL BE RESPONSIBLE FOR LANDSCAPE MAINTENANCE INCLUDING THE PLANTINGS IN PUBLIC STREET RIGHTS -OF -WAY ADJACENT TO HOA MAINTAINED OPEN SPACE
8. WHERE POSSIBLE, KEEP ALL TREES 10' CLEAR FROM WATER AND SANITARY SEWER MAINS, AND 4' CLEAR FROM GAS LINES. KEEP SHRUBS 4' CLEAR FROM WATER AND SANITARY SEWER
MAINS.
9, LOCATE ALL UTILITIES PRIOR TO PLANTING. LOCATE ALL UNDERGOUND UTILITIES PRIOR TO PLANTING.
10. TREE UTILITY SEPARATIONS SHALL NOT BE USED AS A MEANS OF AVOIDING REQUIRED STREET TREES.
11. THE IRRIGATION SYSTEM SHALL BE REVIEWED AND APPROVED BY THE CITYS WATER DEPARTMENT PRIOR TO ISSUANCE OF A BUILDING PERMIT. THE IRRIGATION SYSTEM MUST BE
INSTALLED OR SECURED WITH A FINANCIAL INSTRUMENT DEPOSITED WITH THE CITY PRIOR TO ISSUANCE OF A CERTIFICATE OF OCCUPANCY FOR A BUILDING WITHIN THAT CONSTRICTION
PHASE.
12. DEVELOPER SHALL ENSURE THAT THE LANDSCAPE PLAN IS COORDINATED WITH THE PLANS DONE BY OTHER CONSULTANTS SO THE PROPOSED GRADING, STORM DRAINAGE, OR OTHER
CONSTRUCTION, DOES NOT CONFLICT, NOR PRECLUDE INSTALLATION AND MAINTENANCE OF LANDSCAPE ELEMENTS ON THIS PLAN.
13. PRIOR TO INSTALLATION OF PLANT MATERIALS, AREAS THAT HAVE BEEN COMPACTED SHALL BE THOROUGHLY LOOSENED. ORGANIC AMENDMENTS WISH AS COMPOST, PEAT, OR OTHER
MANURE SHALL BE THOROUGHLY INCORPORATED AT A RATE OF AT LEAST 3 CU/YDS PER 1,000 SF.
14. TURF GRASS WILL BE A SEEDED OR SODDED DROUGHT TOLERANT BLUEGRASS OR FESCUE BLEND.
15. TO THE MAXIMUM EXTENT FEASIBLE, TOPSOIL THAT IS REMOVED DURING CONSTRICTION ACTIVITY SHALL BE CONSERVED FOR LATER USE ON AREAS REQUIRING REVEGETATION AND
LANDSCAPING.
16. STREET TREES SHALL BE PLACED 30-40' O.C.
17. SIGHT DISTANCE EASEMENT - THE SIGHT DISTANCE EASMEYT IS AN EASEMENT REQUIRED BY THE CITY AT SOME STREET INTERSECTIONS WHERE IT IS NECESSARY TO PROTECT THE LINE
OF SIGHT FOR A MOTORIST NEEDING TO SEE APPROACHING TRAFFIC AND TO REACT SAFELY FOR MERGING THEIR VEHICLE INTO THE TRAFFIC FLOW. THE FOLLOWING ARE REQUIREMENTS
FOR CERTAIN OBJECTS THAT MAY OCCUPY A SIGHT DISTANCE EASMENT FOR LEVEL GRADE:
STRUCTURES AND LANDSCAPING WITHIN THE EASEMENT SHALL NOT EXCEED (24) INCHES IN HEIGHT WITH THE FOLLOWING EXCEPTIONS.
A) FENCES UP TO 42 INCHES IN HEIGHT MAY BE ALLOWED AS LONG AS THEY DO NOT OBSTRUCT THE LINE OF SIGHT FOR MOTORISTS
B) DECIDUOUS TREES MAY BE ALLOWED AS LONG AS ALL BRANCHES OF THE TREES ARE TRIMMED SO THAT NO PORTION THEREOF OR LEAVES THEREON HANG LOWER THAN (6) FEET
ABOVE THE GROUND, AND THE TREES ARE SPACED SUCH THAT THEY DO NOT OBSTRUCT LINE OF SIGHT FOR MOTORISTS. DECIDUOUS TREES WITH TRUNKS LARGE ENOUGH TO
OBSTRUCT THE LINE OF SIGHT FOR MOTORISTS SHALL BE REMOVED BY THE OWNER.
18. FOR NON -LEVEL. GRADE AREAS THESE REQUIREMENTS SHALL BE MODIFIED TO PROVIDE THE SAME DEGREE OF VIABILITY.
