[6/5/07] As a heads -up, the right-of-way dedication for College Avenue will require a
Transportation Development Review Fee of $250. In addition, recording fees will be
assessed (payable to Larimer County) for the filing of the document. I can provide the
standard right-of-way form for dedication electronically if desired. Also, a Transportation
Development Review Fee of $1,000 is required at the time of final plan submittal.

[6/5/07] Please provide the following note on the site plan: "Damaged curb, gutter and
sidewalk existing prior to construction, as well as streets, sidewalks, curbs and gutters,
destroyed, damaged or removed due to construction of this project, shall be replaced or
restored in like kind at the Developer's expense prior to the acceptance of completed
improvements and/or prior to the issuance of the first Certificate of Occupancy. The limits of
the repairs will be identified in the field by the City Engineering Inspector prior to and over
the course of the project and will not be shown on the plans. All sidewalk work shall be
complete prior to the issuance of the first Certificate of Occupancy."

[6/5/07] Was the access ramp location along Lake Street verified with Traffic Operations? If
not, I may need to follow up with Eric Bracke. I have a concern that the handicap space
might be too close to the College Avenue intersection. Eric is out this week. If this location
hasn't been verified, perhaps a general note can be put on the plans specifying the handicap
space and access ramp location is to be finalized with Traffic Operations, the location may
be shifted in the field from the location shown on the plans.

Larimer County Urban Area Street Standards. These are available from Larimer County
Engineering's website in PDF format. Drawing 2501 (Sidewalk Widening Details), Drawing
1601 (Standard Sidewalk), Drawing 1602 (Sidewalk Detail), Drawing 1603 (Access Ramp
Details), Drawing 1607 (Truncated Dome Warning for Access Ramps).

[6/6/07] The sidewalk and access ramp construction will require payment of inspection fees
prior to beginning any construction. In lieu of a Development Construction Permit (DCP)
with its associated DCP fee, the inspection fee will be assessed under an excavation permit
(reduced fee). The excavation permit will be determined at the time the plans are
completed.
