1. Damaged curb, gutter & sidewalk existing prior to construction,
as well as streets, sidewalks, curbs & gutters destroyed, damaged
or removed due to construction of this project, shall be replaced or
restored in like kind, at the Developer's expense, prior to acceptance
of completed improvements and/or the issuance of the first Certificate
of Occupancy. The limits of the repairs will be identified in the field
by the City Engineering Inspector prior to, and over the course of, the
project and will not be shown on the plans. All sidewalk work shall be
complete prior to the issuance of the first Certificate of Occupancy.
2. The City will re -stripe street parking as shown, or similar, to satisfy project
parking requirements, at Developer's expense.
3. All sidewalk and ramp construction shall comply with appropriate
provisions of Larimer County Urban Area Street Standards,
especially:
Sidewalk Widening Details (drawing 2501),
Standard Sidewalk Details (drawings 1601 & 1602),
Access Ramp Details (drawing 1603), and
Truncated Dome Warning for Access Ramps (drawing 1607).
4. All sidewalk and ramp concrete work shall:
a. be ready -mixed in compliance with ASTM C 94;
b. have an ultimate compressive strength of 3,000 psi;
c. be 6" thick;
d. be air -entrained (admixture proportions as per ACI 301, ACI 318,
and manufacturer's instructions);
e. have a broom textured finish;
f. have control joints at 5' O.C. and expansion joints at 20' O.C. max.;
,g. have a cross -slope of 1 /4" per foot towards the curb.

Prior to and during construction, barriers shall be erected around all protected existing trees
with such barriers to be of orange fencing a minimum of four (4) feet in height, secured with
metal T-posts, no closer than six (6) feet from the trunk or one-half of the drip line, whichever
is greater. There shall be no storage or movement of equipment, material, debris or fill within
