[10/30/07] Deeds of dedication: ROW and easement deeds of dedication were submitted
without review fee payment. I have done a preliminary check of the easement documents
however, the legal descriptions will not be reviewed by our survey division until all fees have
been paid. The following dedications are needed for this project: 3 foot ROW dedication
(submitted), 9 foot Utility Easement behind the ROW (nothing submitted), on -site Drainage
Easement for the detention pond (nothing submitted), and an off -site Drainage & Utility
Easement (submitted). To cut down on fees, you may combine the on -site & off -site
easement into one document if you wish since they are connected and can be described in
one legal description. Please submit 3 or 4 revised easement documents for review with the
appropriate review fees and County recording fees. Please see the red -line Check Prints
and Utility Plan comments attached for clarification.

[10/301071 The drainage outfall to Conifer street should be through a standard LCUASS or
Stormwater approved curb chase drain. Since there is existing C&G on Conifer, a standard
chase drain can be constructed in the ultimate location for future sidewalk. Please show
and call out on the plans with adequate spot elevations. Add the appropriate detail on sheet
4.

as easement dedication options. We will need either a signed deed of dedication or letter of
intent from the owner of Lot 9 prior to scheduling a hearing. All other plan related issues can
be resolved with Final Compliance.
