Dear Sheri:
Holsinger Drywall is proposing an office warehouse project on Lot 19, Prospect
Industrial Park. The site will have one building, a small parking lot with one drive cut
and a concrete yard area. A variance is requested from Table 7-3 "Technical Design
Criteria — Distance Between Driveway Edges — Major Collector" in the Larimer
County Urban Area Street Standards to reduce the edge to edge driveway offset
from 75' to 391.
There are two existing drives on the south side of Midpoint Drive (both on Lot 28). It is
not possible to align with either of these drives and the current separation between the
two is 136'. The "best" place for a new drive to Lot 19 would be centered between the
two, but this would locate the drive in the middle of the proposed site and there would be
no way to get a building and parking lot on Lot 19 if the drive were located there. The
drive as proposed is nearly 75' from the west drive on Lot 28, but is only 39' from the
other drive. This is the best offset configuration for left turns off of the street, and with
the office warehouse use that it proposed, the traffic to and from Lot 19 will be minimal.
This variance is not detrimental to the public health, safety, and welfare. Please call me
if you have any questions or require any additional information for the approval of this
variance.

This letter is to confirm the intent of the Marjorie C Lynch Marital Trust, owner of the
above described unimproved lot to grant a grading easement for development in favor of Lot 19,
Prospect Industrial Park FTC.
It appears that the grading required for development of Lot 19 will not adversely effect
Lot 18 and that it will be possible to negotiate a 6' wide slope easement adjacent to the project
prior to approval of the Pinar Development Plans. Any easement agreement is subject to the
approval of Lot 18 owner's engineer, surveyor and attorney and will include, but is not limited
to, the following conditions:
1. Reciprocal cooperation and support of the development of Lot IS.
2. Proof of liability and workers Compenseti= insurance during development
activities.
3. Notice of any damage adverse effect to Lot IS,
4. Agreement not to enter, store equipment or otherwise conduct activities on Lot 18
not directly related to the activity of grading.
5. Hold Harmless during the development of Lot 19.
6. Re-vegitation (seeding, etc.) of the disturbed portions of Lot I S.
7. Acceptable quality fill and compaction.
