Dear Eldon:
Staff has reviewed Timberline Village PUD and has the following comments:
1. Connecticut Circle must be split between lots 10 and 11 and have a
separate name.
2. Plan should show that ROW improvements along Timberline are to be
completed.
3. Off -site street improvements are required. Check with Bonnie for
specific information.
4. Pedestrian access ramps are required at all corners.
5. Dimensioning is needed for flow lines, ROW's sidewalks, cul-de-sacs,
etc.
6. Vacation of previous easements is required and must be submitted as
soon as possible.
7. As drawn, lot 40 is not functionally a part of the subdivision. Does
lot 39 take access from the cul-de-sac?
8. The design of Connecticut Court does not meet City standards.
9. Setback varies along Eastbrook Drive, need to dimension lots 38-40.
10, Twenty feet is the minimum setback from the back of the walks to
garages.
11. A 404 permit from the Corps of Engineers may be required for filling in
the wetland on the east side of the site. This needs to be addressed
soon,

12. A 20' sewer easement must be shown on the plat and no trees can be
allowed within the easement.
13. This project is to be considered an amendment to the Timberline Village
PUD.
14. The homeowners association should also be responsible for enforcing
fencing guidelines for lots 43-53 and 11-24. Specific guidelines
should be submitted on the final plan. The intent is to avoid a solid
six foot wall of fencing along the arterial and any open space. Staff
will work with you on this matter.
15. Resubmit density chart labeling the precise location of the transit
stop and how many units are within the 650' (as a percent); label the
major employment center.
16. Applicant should be able to defend this land use being located next to
railroad tracks. Union Pacific has approximately two through trains
per day which pass the site. Noise impacts and hazardous materials
spills/leaks are primary concerns and most probably will be mentioned
as concerns of the Planning and Zoning Board.
17. Noise impacts are a Staff concern. An analysis of possible impacts is
still underway - Staff may have further comments on this matter.
Revisions addressing the above concerns are due in this office by noon,
June 4, 1985. PMT, colored renderings, and 10 copies of the site,
landscape plans and elevations are due by 4:30 p.m. June 14, 1985. If you
