#4-75 Foothills Plaza North P.U.D.
Description: A commercial P.U.D. on 3.7 acres, zoned H-B,
Highway Business District, located on the northeast corner of
South College Avenue and East Monroe Drive. (Section 25)
Developer: H.C.I., Inc., Fort Collins, Colorado
Discussion:
The proposal is for a commercial P.U.D. on 3.7 acres. It would contain
four buildings with 32,000 sq. ft. of leasable area among them. Architectural
treatment would be low -profile with wood shingle exteriors.
The City Council considered the proposal on a preliminary basis at its
February 3, 1975 meeting to determine that the site would be permitted a
driveway curbcut onto S. College Avenue.
Planning and 'Zoning Board and Staff Recommendation: conditional approval.
The Planning and Zoning Board considered the proposal at its meeting of
January 6, 1975. The Board recommended approval subject to a number of changes
recommended by the staff. These conditions involved the following:
1. installation of a traffic light at Monroe Drive and S. College
Avenue;
2. relocation of the restaurant parking entrance relative to the
College Avenue curbcut to avoid conflicting turning movements;
3. addition of berms and plantings, particularly in the landscaped
area along S. College Avenue, and the preservation of existing
healthy trees on the site.
