Dear Eldon:
Staff has reviewed the final site plan of Cambridge Place PUD and has the fol-
lowing comments to make:
1. A 10 foot utility easement is needed along the north, west, and east
property lines and a 6 foot easement is needed along the south property
line.
2. The existing 3/4-inch water service may not be adequate to serve the
proposed uses and may have to be replaced.
3. The size of all existing water lines needs to be shown.
4. The proposed fire hydrant should be identified as being "new" and
located to the north side of the drive, if possible.
5. On -site detention may be inadequate. The extent of ponding and the
highwater elevation need to be shown. How will runoff be released
off site?
6. The new sidewalk along Shields Street should be 7 feet wide.
7. All dimensions of the building envelope need to be shown. The site's
location is incorrectly shown on the vicinity map.
8. The loading zone is located within an acre that would obstruct emer-
gency services access. Loading zones need to be a minimum of 500
square feet in size with no one dimension less than 10 feet.
9. Parkingostallolengths need to be a8 follgws:
30 - 45 - 20 feet long, 46 - 60 - 19 feet long
If 2 foot overhangs are being used, wheel stops must be shown.

10. Staff's evaluation of the point chart has the proposed project
at 52%. There does not appear to be a joint parking situation.
Three copies of the revised site plan reflecting these comments must be submit-
ted to this office by Friday, July 8, 1983. By Monday, July 18, colored site
plans, elevations, and an 812" x 11" reduction must be submitted. If you have
