[11/30/071 The project may utilize a Site Plan for Engineering approval and permiting
however, a certain minimal amount of standard information must be shown on the plan. The
following standard Utility Plan information should be added to the Site Plan:
1. A vicinity Map showing major arterial cross streets and adjacent local streets using single
line streets and the project location clearly shown an labeled. I can provide good examples
on request.
2. A standard Engineering signature block should be provided in the lower left hand corner.
I will provide a copy of the standard block.
3. 1 will provide the standard General Notes. Please add only those notes hilighted and also
the "replacement" note also provided.
4. Should provide two City bench marks for reference.
5. Provide all owner and consultant information (i.e. owner, architect, civil & soils if

Edwards and the alley as R.O.W. limits.
Number:4 Created:11/30/2007 Pending
[11/30/07] Please clearly show and label any existing curb ramps at the corner. Label the
existing curb and gutter on Edwards. Indicate on the plan if the existing alley has been

one exists.

any proposed street cuts needed to make these connections and hatch and label the street
cut as "approximate limits of street cut". Please also provide the standard street cut note I
have included with the redlines.
Number:6 Created:11/30/2007 Pending
[11/30107] Please provide the finish floor or pad elevation of the new building site and show

[11/30/071 You will need to clearly demonstrate on the plan how the drainage will be
conveyed to the alley allong the north side of the building such that the adjacent property will
not be adversley affected. You can do this with adequate topograph and/or spot elevations
along with one cross section as shown on the redlines.
Number:8 Created: 11130/2007 Pending
[11/30/07] Please label in more detail the type of proposed pavement being used for the
new driveway off of the alley and the walk connection from the building to the sidewalk.

[11/30/07] If this new building has a proposed basement then a soils report will be required
to address soil conditions, ground water issues and recommendations for excavation and
construction.
Number:10 Created:11/30/2007 Pending
[11/30/071 Other than the proposed sewer connection, all of these comments may be
addressed with final compliance from an engineering perspective. Ok to schedule a hearing
pending the sewer connection being shown on the plan. I will defer to Roger Buffington and

[7/28/08] It has come to my attention that there is an existing asphalt patch between the
alley drive approach and the sidewalk. This asphalt patch will need to be removed and
replaced with concrete. See the existing concrete alley driveway on the south side directly
across the street for an example. Please hatch fill the existing asphalt patch and add a note
as follows:
Existing asphalt to be removed and replaced with 6 inches thick concrete connecting the
driveway to the sidewalk in the ROW.
This revision can be done and submitted on the final mylar. No additional review required.
