have been addressed follows each comment.

Included below are the comments received from City Staff on April 9th, 2007, for the
first round of review of SideHill Filing 3. An explanation (in italicized caps) of how issues

enforced at the time of building permit review. This list is attached.

[4/9/07] After meeting with all internal parties involved, we have decided on an overall
methodology for how to process, file, administer and archive and retrieve these types of
changes so that they make sense for all involved. As we agreed earlier, the project will be
called Filing 3. All documents will be labeled Filing 3, including the site and landscape plan.
Grey out anything that will remain in Filing 2 or eliminate it altogether on Filing 3 sheets. We
will need a cover sheet for the site and landscape plan with signature blocks and a
comparison chart showing Filing 2 Land Use Data and Filing 3 Land Use Data to ensure that
the whole of Filing 2 and 3 together still meet the requirements (density etc) of the ODP.
In the future, we will accept similar changes in the same way with two exceptions: 1) if a
replat does not have any associated site or landscape changes, the title should be
something like Filing 2, 1st replat (where the parcels to be replatted are within Filing 2) and
only the plat and utility plans will be required; 2) if a proposed change triggers a major
amendment because the number of units changes by more than one percent, or if there are
many such replats, we will require an amended ODP with accurate densities shown in the
bubbles so we can more easily track the overall densities for conformance with the ODP.
SO NOTED. A SEPARATE, STANDALONE PLAN SET HAS BEEN CREATED FOR THIS
SUBMITTAL WITH A CLEARLY DEFINED FILING 3 BOUNDARY. IT INCLUDES A

COVER SHEET WITH SIGNATURE BLOCKAND A CHART TO TRACK THE OVERALL
DENSITY/UNIT COUNT FOR THE LMN ZONE PORTION OF S/DEHILL.

the issuance of the first Certificate of Occupancy. The limits of the repairs will be identified
in the field by the City Engineering Inspector prior to and over the course of the project and
will not be shown on the plans.
ADDED THE REQUESTED NOTE TO THE DEMOLITION AND OVERALL UTILITY PLAN
SHEETS. THE APPROXIMATE LIMITS ARE SHOWN ON BOTH SHEETS PER
PREVIOUS COMMENTS FROM THE CITY. HOWEVER, THIS IS CONTRADICTED IN
THE LAST SENTENCE OF THIS COMMENT. PLEASE ADVISE IF THE CITY WOULD
LIKE THE LIMITS SHOWN.

[4/9/07] The installation of new services and abandonment of existing services needs to be
clearly defined. Will existing curb and gutter / sidewalk be impacted? Our City Engineering
Inspector indicated that directional boring for the new services could be undertaken,
however any other method of installtion would require the existing sidewalk and curb and
gutter to be removed and replaced.
ADDED A NOTE TO THE OVERALL UTILITY PLAN ABOUT EITHER DIRECTIONAL
BORING OR OPEN CUT AND THAT ANY DEMOLITION TO EXISTING
INFRASTRUCTURE WILL NEED TO REPAIRED USING C/TYOF FORT COLLINS
STANDARDS.
