EASEMENT
KNOW ALL MEN BY THESE PRESENTS that Claudia J. Kotin and
Edward H. Kotin, as the owners Lot 6, Block 19, in the City of
Fort Collins, Colorado, hereby grant and convey
Markets, Inc., itto Cooperative
s successors and assiqns, an easement over and
across a strip of land adjacent to the north 6n.29 feet of the
common lot line between Lots 6 and 7 of. Block 19 and extending .83
feet east of said common line. Said easement is granted for the
benefit of the owner of Lot 7 in said Block 19 for the Purpose of
maintaining the existing building wall now located on said strip
of land and for repairing and restoring said wall as necessary
from time to time. In the event the improvements now located on
said Lot 7 of which said wall is a part are removed, this Easement
shall thereupon terminate. Until such time this Easement shall
remain in full force and effect.

EASEMENT FOR CONSTRUCTION AND MAINTENANCE OF PUBLIC UTILITIES
Claudia J. Kotin and Edward H. Kotin, Grantors, of the County of Larimer, State of
Colorado, do hereby grant and convey to the City of Fort Collins, a municipal
00 corporation, Its licensees, successors and assigns (Grantee) in consideration of the
N�+ payment by the Grantee of the sum of $1.071.00, and other good and valuable
consideration, receipt of which is hereby acknowledged, a right-of-way and easement
for the installation and continued operation, maintenance, repair, alteration,
inspection, and replacement of the public utilities of the Grantee, in, on, across,
or above the following premises, belonging to the said Grantor in Larimer County,
IQ d State of Colorado, in the following location:
A public utility easement in Lot 6. Block 19, City of Fort Collins,
u described as follows: Considering the west line of the said Lot 6 as

bearings contained herein relative thereto;
Commencing at the northwest corner of the said Lot 6, being the TRUE

occupation, and enjoyment of the easement hereby granted, and all rights and
o prlvllegos incident thereto, including the right, as becomes necessary, to cut, trim,
N and remove tress, brush, overhanging branches, and other obstructions which may

injure or interfere with the Grantee's public utility system. Grantee shall be
a responsible for the reasonable restoration of Grantor's property upon completion of
installation or otherwise compensate Grantor for damage done during construction or
subsequent reentry for repair or reconstruction purposes. The Grantor states that
it is the lawful owner in fee simple of the real property described herein; that it
has a good and lawful right and authority to grant, sell, and convey said property
or any part thereof and that it warrants the title of said property.
