Lots 1 and 3, Country Club Corners PUD is a request to approve PUD plans for the construction of a convenience store, gasoline islands, and car wash. The facility is part of the Country Club Corners Shopping Center and was preliminarily approved for a convenience store/fast food restaurant use. Total Petroleum, Inc. is proposing a facility that will be similar in character to the surrounding retail center. 2. Proposed layout of the new c-store/car wash/gas islands will utilize the! existing approaches to the Country Club Corners Shopping Center. No additional access drives are proposed for College Avenue or Willox Street. 3. Environment, concerns pertaining to the underground storage tanks will be satisfied by the utilization of modern fuel dispensing components. The developers are concerned about possible leakage of petroleum products and will utilize state of the art components approved by the U.S. E.P.A. including flexible, double wall piping, containment sumps, and active monitoring of the tanks. 4. The convenience store will operate on a twenty-four (24) hour basis and is expected to employ 6 to 9 persons with a maximum of 3 employee: at the facility at any one time. 5. Development: of the property will begin shortly after the P.U.D. is approved with construction of the c-store, car wash and dispenser island canopy commencing early spring of 1996. Transport 'on Services Engineering Department City of Fort Collins April 28, 1997 Mr. Mark Yacavetta Denver Holdings, Inc. 10065 East Harvard Ave. Suite 805 Denver, CO 80231 Re: Country Club Comers Third Filing Dear Mr. Yacavetta: The intent of this letter is to recap this morning's conversation regarding the pavement of Bristlecone Drive in conjunction with the Country Club Corners 3rd Filing Development. As we discussed, the City has agreed to pay approximately $13,000.00 for the center portion of the street. More specifically, that portion between the dashed lines as shown on sheet 41 of 42 from the civil engineered drawings for this project prepared by Landmark Engineering. In our calculations for determining the costs associated with our participation in the street paving`, we chose option Lb (3 inches of CDOT grading C over 6 inches of CDOT grading G) as stated in Landmark Engineering's letter dated April 8, 1997. In addition, we believe the use of a milling machine to remove the existing asphalt pavement and aggregate base to a depth of 9 inches is the best alternative from a pavement structure and cost effectiveness view point. Please be aware that as the work progresses, unstable soils may be encountered under the existing pavement section. If this; should occur, some form of soil stabilization will be required. This stabilization process may be done with the use of chemical admixtures, mechanically drying of the insitu soils or the importing of granular materials. If stabilization of the subgrade is required, the City will only participate in the cost for its portion of the roadway section and if the weaker soils already exist. Because the contractor has control over his work, prior to removing the roadway surface, the City will not be responsible for any stabilization work that may be required due to rain, snow or any other form of moisture that may enter the roadway section after the existing surface has been removed. Lastly, we discussed that Denver Holdings will provide sometime this week, an escrow to the City of Fort Collins, for the costs associated with this street work. Once the work has been completed, then the City will release the escrow upon receiving written request to do so from Denver Holdings. Hopefully, this letter addresses the key points from our meeting and the required work on Bristlecone can be completed in the near future. Harvard Ave. #803 Denver, CO 80231 Dear Mr. Yacovetta: The purpose of this letter is to inform you that the City of Fort Collins is requesting you complete the public improvements associated with the Country Club Comers Development. There are two fire hydrant adjustments from the original punch list that remain to be completed. These hydrants are located along Willox on the North side of the project. Each hydrant requires a 6" extension be installed to bring it into compliance. For your information our records indicate $32,331.00 remains in escrow for the completion of these improvements. Due to the fact that this work has already taken an unacceptable period of time to complete I am requesting these hydrant adjustments be completed no later than September 15, 1997. If you fail to_ complete the work within this time frame we will have the work completed and paid for out of the escrowed funds. I appreciate your cooperation in dealing with this matter.
