Dear Ms. Wamhoff:
In accordance with Section 1.9.4.A., a variance to the Larimer County Urban Area Street Standards is requested
with regard to the location of off street parking improvements to be constructed along the entry drive to West
Elizabeth Street as a part of the subject site improvements. The minimum off street parking setback distance is
one hundred (100) feet for a parking lot that is to have greater than 750 average daily trip ends and is to access
an arterial street according to the Larimer County Urban Area Street Standards Figure 19-6. This variance
request is to allow off street parking improvements to be placed at a minimum distance of fifty (50) feet from
the existing flowline of the curb and gutter along West Elizabeth Street.
The variance request is based upon the following information:
* The variance is desired in order to provide the maximum number of off street parking spaces
for the site.
* The existing improvements to West Elizabeth Street allow for unrestricted turning movements
into and from the site. The location of the off street parking space at fifty (50) feet will not
adversely impact the traffic flow entering or exiting the site.
* The Campus West Community Commercial District Planning Study has considered off street
parking and allows for variation from the normal standards.
* The health, safety, and welfare of the general public will not be jeopardized by the granting of
the variance.
* The design life of the improvements will not be reduced nor will additional maintenance costs
be incurred due to the granting of the variance.

Dear Ms. Wamhoff:
In accordance with Section 1.9.4.A., a variance to the Latimer County Urban Area Street Standards is requested
with regard to the location of public sidewalk improvements to be constructed along City Park Avenue in
conjunction with the construction associated with the subject site. The standard size and location for the
sidewalk along a Commercial Local Street is a five (5) foot wide sidewalk offset six (6) feet behind the curb
according to the Larimer County Urban Area Street Standards Figure 7-6F that reflects the City of Fort Collins
standard. This variance request is to allow the sidewalk along City Park Avenue to be attached to the curb and
be constructed at a six (6) foot width.
The variance request is based upon the following information:
* The variance is desired in order to prevent installation of trees and shrubs in conflict with
existing utility lines that are located within the six (6) feet that extends behind the curb.
* The location of the sidewalk attached to the curb will provide for the landscape buffer on
private property between the back of the public sidewalk and the entry way at the front of the
proposed structure. This will provide a distinct definition between the public sidewalk and the
private entry walkways.
* The existing sidewalk along City Park Avenue on both sides of the street is an attached walk.
* The health, safety and welfare of the general public will not be jeopardized by the granting of
the variance.
* The design life of the improvements will not be reduced nor will additional maintenance costs
be incurred due to the granting of the variance.
