Dear Katie,
This letter is to request an engineering variance for the alley improvements at 617 Whedbee St., Lot 2,
Preiss Subdivision. Current engineering requirements call for the alley to be paved. However, the
developer proposes to maintain the current gravel condition. Justification for this variance is outlined in
the following points:
Traffic
• Residence located on lot #1 (619 Whedbee), has been converted from duplex to single family use
• The 600 sq it footprint presented for the dwelling unit at 617 Whedbee is one bedroom
Net result will be no increase in traffic
Drainage
• Drainage is currently not a problem
• Paving with a non -permeable surface would increase run-off onto the remaining gravel alley,
worsening drainage
Poudre Fire Authority
• PFA agrees that sprinklering and other access provided is adequate
• PFA will not require the alley as an emergency access lane
Capital and Maintenance
This variance does not increase current maintenance or costs
This variance does not reduce current design life of the alley
Public Health. Safety and Welfare
• This variance maintains current standards and does not cause adverse impact
