HomeMy WebLinkAboutBLOCK 268 313 SOUTH WHITCOMB - Filed GC-GENERAL CORRESPONDENCE - 2006-11-17Statement of planning objectives for 313 South Whitcomb carriage house Renovation: Our plan is to renovate the carriage house at the alley so as to provide additional living space. The forseen uses include a home office, though not for a home based business, room for exercise equipment, hobby room, and the like. Though there will be no bedroom, it may house occasional overnight guests on a sleeper sofa, futon or murphy bed. A % or half bath will be added, but no cooking facilities. The plan is to retain the historic charm of the structure, renovating the carriage house doors, hay door above and the like. There's a chance we will apply for historic designation for the structure. For interior trim, we plan on recycling some of the rough sawn pine that lines the interior walls for baseboard, stairs, etc. The structure will be well insulated, and with additional glazing on the south side providing solar gain during the winter. In terms of landscaping, the large wolf oak will provide much summer shade and will be retained. The stone slabs surrounding the south and east sides of the structure will be levelved and retained. All other surfaces are covered by a grass lawn, which will be retained. Response to conceptual letter: Zoning : There's no plan to expand the footprint of the structure. The building is currently lower than 24 ft. Gravelled parking spaces are adjacent to the structure. Engineering : Matt Baker has waived Street Oversizing fees; I have left email and voicemail to Eric Bracke in Transportation planning requesting waiver ofTIS. Comcast will underground cable in the next week. I'm currently discussing the matter with Qwest. Electric service is already underground. Light and Power: No issues. Stormwater : No change to impervious area. Arthur ditch company have already agreed to allowing utilities underground the ditch, contingent on signing a crossing agreement. Since the new floodplain regulations, active as early as March 25, would seriously impact the feasability of the project, I am trying to have the building permit approved before March 25. Otherwise, variance due to historic designation may be an alternative.
